Hi Murli & Others,

If we go ahead for combining Kitchen and Utility area (i.e. utility area comes inside the kitchen and wall between kitchen and utility is reduced/removed), How to keep the kitchen area closed from outside till OC is obtained (after one year) ?.

For Dining balcony, many are opting for sliding doors. How about using bamboo blinds on temporary basis there so that once OC is received one can close the balcony with Sliding Windows at Parapet wall level.

Can the same method be used for closing the Kitchen at Utility Parapet wall level (i.e. using bamboo blinds) in the event of combining Kitchen & Utility area.

Is it a safe option as many would be planning to rent it out once posession is given...

Any ideas??? Pls enlighten.

Regards

Has anybody seen Magnolia 103. In this house the Kitchen and Utility area has been combined together i.e. utility area comes inside the kitchen and wall between kitchen and utility is reduced, after utility there is a wall with window.
I was told that, changes like this are not allowed. Can we do this or not?

Hi Folks,

Thats a good idea but we decided not take any risk.
What we have decided is to close the kitchen and utility entrance with wall. There wont be a door.
Entrance to utility would be via the dining balcony, we wont have a wall there after the pillar.
this way, we will get more slab space in kitchen and the space that was wasted earlier to allow opening of door, can also be used.
For lighting in kitchen, will will be having a big rectangular window on the wall that separates the kitchen and utility.

In case the requirement is to merge kitchen and utility then the options you are suggested is worth exploring.
In case you can  cath hold of someone who has already done it, it would be helpful.

Regards,
Murali.

Hi Shaheem,

We had planned to get safety grills installed on all the balconies (including the Kitchen utility area) and put up water proof bamboo blinds on all of them.
Its great that you brought up this discussion. Would really appreciate thoughts from other folks on whether this is a viable alternative till we get the OC and sliding options can be explored.

Hi Murli/Mano/Saji,

Nice to hear your views on the same. I have some queries (given below) w.r.t your plans.

Mr. Murli: Your plan of separating kitchen & utility with a complete wall with a window for lighting & proving entrance to utility from living balcony seems interesting. I think Living balcony & utility cant be combined FULLY as there is a pillar in between.

By the way, r u planning to extend living room by removing the door & window of living/dining balcony?

Mr. Mano:  If you remove the walI, how would u close the utility? Also  what about kitchen sink inside?

Mr. Saji:

As safety grills can be put up only after one year (OC constraint),  are water proof bamboo blinds a safe option for higher floors(esp with children).

May pl. put forward your comments on the above.

Regards
Shaheem M

 Hi All-

I would also really looking for some option to get my kitchen extended. Any
input would be really helpful. Mine is Rose 301. I was also thinking about
remove kitchen - utility area wall partially so that we can keep sink &
 water purifier outside.

 Thanks
