Come to the Community Board Public Hearing and stand united against this 10-story development that threatens to gentrify our neighborhood! 
 
Phipps claims to be offering 100% affordable housing, but, the truth is, they aren't going to be affordable to the majority of residents. Units will be offered as follows: 
 
20% of units priced at 50% area medium income ($45,000)
30% of units priced at 100% area medium income ($90,000)
50% of units priced at 130% area medium income ($120,000)
 
Do any of you make $120,000 a year? 
 
Beyond the lie of affordability, this development will pave the way for rent increases and further developments throughout the neighborhood, which will lead to higher rents for all of us.
 
Lets fight the Phipps development!
