Hello,
My name is Greg Brusseau.  I am on the Board of Directors at Camelot Village in Chapel Hill as well as an owner who rents condos.
Recently we suffered a great loss in flooding.  64 of our 72 ground units were flooded.  All the effected units the people had to leave and may not be back for a few months until we can restore the units.

The HOA is responsible for many things excepting persona property to which a majority of the flooded units, all was lost.  Orange county is not on the State list of affected areas due to hurricane Florence but it was the exact storm that caused damage.

Is there any relief for these affected families most of whom are indigent, or anything to help the HOA which has received and egregious increases in NFIP insurance premiums.  We received a letter from FEMA last fall indicating our premiums would go up by about 20%.  We were shocked to see some go up by 70%.  We held a rare mid fiscal year HOA increase to help offset the increase in premiums.  This still left us short of about $39,000.  (We increased the HOA $42/unit).

We will have to increase again in January 2019.  We cannot, these low income people cannot,sustain such increases.  We are searching about for solutions.

We reach out to Orange County in the hopes that something might be done to relieve the burden placed on these flooded families.

Good morning Mr. Brusseau

 

Thank you for your inquiry.  As it stands now and you are aware, Orange County has not been designated a disaster area and therefore for the Federal assistance program, Housing Choice Voucher, we must follow our usual policy for handling moves. However, we are expediting the process as much as possible.

 

In addition, Orange County’s Department of Social Services and the Housing and Community Development Department have been and continues to work with the impacted families at Camelot Village.  Our departments are also working with the County Emergency Management Services and the Town of Chapel Hill on recovery or post-flooding assistance strategies.

 

As one of the 5-7 owners at Camelot and Chair of the HOA, perhaps you could assist me as I would like to have a conference call with the owners to share more information on how Orange County and its partners are assisting, as well as gather additional information from the owners.
