Hi,
I live near 3315 Jones Ferry Road. I see the property is operating educational farm programs and events (Wild Sage Farm).
Can you tell me whether the structures used for those activities have been permitted or reviewed as exempt agricultural buildings, and whether the current use has received any zoning determination or approval?
Thank you,
Dear Ms. Petkanas,
Orange County Planning and Inspections approved a building permit to renovate the residence on this property in 2025. We also have a bona fide farm affidavit from the owner establishing farm status on the property, which exempts all structures from zoning review, as well as all trade permits but electrical permitting and any well or septic permitting from Environmental Health. Planning and Inspections defers to the farm status unless we have evidence that it is serving a separate and unrelated land use purpose, as required by NC State law.
Please let me know if you have any questions or concerns.
Sincerely,
Cy Stober
