Hi Everyone!

My partner and I just signed our contract and are really excited about
moving into this amazing building.....after months of should we or
shouldnt we, we finally have made a decision to make OBBP our new
home....We have been working with Scott Sullivan over at Wells Fargo
for our Mortgage and he is wonderful....Our application has been
submitted and we are awaiting our committment..... we feel it is just
a matter of time b/4 this building hits 51% which will help all those
people, standing in the wind, trying to make this building their
home...we also have an amazing lawyer who has worked diligently with
us and the sponsors attorney to make sure we are best represented...if
anyone would like his contact info, we would be glad to forward it to
you....We most likey will not close until the end of september/early
october...i have a few preliminary questions and would love some
feedback...we look forward to being neighbors in the near future! S&B

1) does anyone use the parking garage in the building? can you shed a
light on monthly charges and advise if you have had problems?

2)how is the building on preparing the unit b/4 our inspection? have
you had problems getting "your punch list" completed?

3)has anyone installed city windows for those units on the BQE side?

welcome welcome welcome!!!! we were in the same situation - thinking,
should we/should we not - after seeing OBBP we couldn't look at
another pre-war coop. it feels great to live in a new place - and
also, to be the very first owner of an apartment. that's something
else too...
quick replies to the questions I know about;
1) garage is $200 per month, - about as cheap as you can find in
Brooklyn Heights. We call about 30min before we need the car, and
afterwards, just drop it off. it's amazing, not to schlep to and from
garage anymore. really convenient. so far no problems. They are
getting busy, now with the park opening.
2) our inspection was really easy - the RE agent said she never saw
someone so forthcoming and agreeable. We tried all the appliances =
all worked fine, plus there is a year warranty on all anyways;
basically, we just had a few "paint jobs" - all was done before we
moved in. We still have one outstanding item on our punch list -
problem with a panel in the kitchen, but the management did say it
will take a few months for them to resolve. So, overall, very positive
experience.

Hope you'll move in soon and start to enjoy this amazing place. It's
really something else...

wow...now, that's the email i wanted as my first response, thank you!   we are currently selling our co op, the second of my lifetime and i will never buy another one again!  thank you for your feedback and we will keep you posted on our progress!

Regarding the punch list... Go through every detail of your apartment slowly and carefully. We were a little rushed and didn't do that. Now 2+ months later we are still waiting on those things we neglected to see during the walk through. But I guess that is to be expected.

Also, anyone know what the % sold/in contract is?

According to our lawyers due diligence memo last week, the sponsors
attorney said that 163 apartments sold and 26+ are in contract. We
hope we hit the 51% mark by the time we close so we can get the best
mortgage rate. Keep your fingers crossed!

Hey guys, WSJ has an article on OBBP today - see link attached.  It also stated that the building is almost 50% sold.  It also talks about the schools in BH - this may be helpful for those who have children.
