OAK members,

 

I have a house on my farm that I rent out for $600/month.  It is a relatively nice house, but fairly simple/rustic.  Our farm is located in Woodford County, 10 miles southwest of Versailles, and about 24 miles from downtown Lexington.  The current tenants of the rental house (who have been living there for the last three years) are moving out on August 19.  Our farm has about 385 acres, with nearly half of that wooded, and it is located in a bend of the Kentucky River.  Someone else has a cattle operation on the farm.  There is not tobacco being grown on the farm currently, but there used to be, and there are three tobacco barns.  I had a direct-market vegetable operation (about 1 ½ acres)  on the farm for a number of years, but have not had time for that since I took a fulltime faculty position at UK six years ago.

 

It has long been a dream of mine to figure out a way to get more people back on our farm working it.  One way to do that would be to find entrepreneurial farmers interested in operating their own vegetable farm (could also consider growing tobacco) on a portion of our land.  There are possibilities for long-term arrangements that can be a big benefit economically compared to buying land (see the interesting case of Waterpenny Farm in Sperryville, VA http://newfarm.rodaleinstitute.org/features/2007/0107/waterpenny/bynumplaksin.shtml).   We do have land that can be certified organic (none of it is now).  I have some equipment (but not a lot), some experience and expertise, and some willingness to make some investments and improvements, that could help get such an operation started.

 

Since my rental house will be vacant, I thought this would be a good opportunity to try to find someone interested in developing such a long-term arrangement.  Such arrangements are tricky, and probably would have to evolve over time.  I see the situation of the rental house being available as a good starting point for someone who liked the living situation and wanted to try out the vegetables operation possibilities, to be able to rent the house now and then see where we could go with it from there.  Below are some specifics about the house for rent, and attached are a few pictures.  Anyone interested in this possibility can correspond with me by email to get more information, or call me at 859-312-4827.  

 

·         The original house is actually very old, but I did a complete renovation of it 12 years ago with all new vinyl siding, electricity, plumbing, drywall, hardwood floors, replacement windows, and insulation in the attic. 

·         House is very private, approximately ¼ mile off the road, but the road is good and access has never been a problem

·         2 bedrooms

·         1 ½ baths

·         ceiling fans throughout

·         washer/dryer hook-ups

·         propane stove or woodstove for heat, also supplemental electric

·         window units for AC

·         a covered porch across the front of the house

·         relatively nice yard of a little less than an acre with some landscaping and mature trees (tenants are responsible for yard maintenance)

·         House overlooks a good-size pond and is surrounded by cattle pasture

·         It has a couple of old out buildings, not very nice but with water-tight roofs. 

·         Rent $600/month which includes the water (city water). 

·         Garbage pick-up available at main farm house (no charge) 

·         Ample firewood is available on our farm that the tenant would be welcome to cut themselves.

I find myself again with a vacancy in a small house that we rent on our farm in Woodford County.  The house is simple but very picturesque, surrounded by cattle pasture and overlooking a good-size pond.  Our farm is 10 miles southwest of Versailles, on the Kentucky River with a lot of wooded land as well as significant pasture and some crop land.  I would love to find someone who had aspirations of starting their own market-grower enterprises, could be related to animal production or vegetables/other (I have land that could be certified organic), and I would even be interested in possibly partnering or helping out.  But that is not a prerequisite for renting the house.  The most important thing is finding someone who is prepared for and appreciative of the setting and location.  The house is available June 1.  The particulars are given below.  Please pass along this info to anyone else who might be interested.  Thanks.
