大家好。我们现在正在准备成立一个Joint Venture 或是 Limited Liability Partnership 的一个公司。专门
投资在Bridgeport 的 Risky Properties. 下面是一个典型的例子。

这些房子在Bridgeport 的差区。安全倒是安全，但是租户和管理都不容易。这就是为什么便宜。2家庭或是三家庭，才5万到10万。在
Stamford等好区，三家庭需要60万。在Bridgeport 的差区，才5万到10万。便宜没好货。为什么要投资，有以下几个原因。对于已经在
Stamford等好区和Norwalk等中上等区域完成Portfolio布局 （就是在这些区买了一些房子的人）的投资者，可以在
Bridgeport 的差区捞一两栋，完成整体布局。自己在差区买一两栋，管理房客和房子很累，不值得。所以大家一起投资，分散风险和集中管理，即可
得到很大的Cash Flow，又可以把单独打斗的风险去掉。还有，现在Stamford和Norwalk的好的deal 基本上已经枯竭，所以要提早
布局有好的案例的区域，这年头，能在哪儿拣点残羹剩饭就不错了。再过一阵子，连Bridgeport 的差区也没有好的deal了。

Thank you for the invitation. I am interested in the investments. How much we are talking about for each partner (investor) and who will be the general partner and who will take care of all the propery management? Seems like a lot of work will be involved.

这类房子有一个俗称：白菜房。也就是烂区烂房子。all partners will be silent partners. Only one
or two partners will be managing partners. We are in the process of
formulating a property management company to manage all partners
properties. you shall think very carefully when you involve into risky
properties in bad locations.
