Use a standard lease with an employment rider. His compensation, or part of it, for the job is that he has exclusive use of the apartment, as a home, not to run a business, rent free and negotiate on utilities and phone. Union supers usually get utilities included.  Just be clear that his tenancy ends when his employment ends. Some of these agreements give  a 2 week grace period to move out should he get another job. If however he is terminated you might want to have wording specifying that upon termination the apartment should be immediately vacated.
