Board members,
Ameron has been working at school over this vacation week. They have
discovered blocked drain pipes from the gutters to the sump, a way
undersized sump, and rain gutters and foundation drains into the same
sump- a real no-no. They have put in new pipes that will go to the new
much larger sump for the rain gutters. Steve thinks the system has backed
up and that the cinder block has filled with water that seeps out into the
room when additional water puts pressure on the block.They suggest they
make these changes and then keep the walls open til spring and see how it
all does. I would ask that we check for mold again and start using the
room for classes. We can keep the closets empty until the insides are
reconstructed.
Please look this all over and advise...

Hi Carolyn,

As discussed, I've attached Contract Addenda #1 outlining the modification
to the contract scope for the sump material. There is a link to the
manufacturers home page provided.

I've also added an alternate for increasing the gutter / downspouts to a
commercial size, which would be based on Spring 2011 rainfall observations.

We're all hoping that by 1. Cleaning the gutters, 2. Segregating the
termination point of the existing downspout runoff pipes from the existing
foundation drain pipes, 3. Running the new downspout pipes to a larger, new
97% void, sump that the subsoils adjacent the building foundation will stay
dry.

Again, by getting a new sump online and witnessing rain events from now till
Spring we'll be able to determine if the exterior wall / foundation drain
need any more attention.

Following your review, please feel free to call w/ any questions.

The schedule is to excavate the sump Wed. and install the Stormtank storage
System on Thursday, backifll and clean up for now.

Hi Carolyn,

I am encouraged that Ameron seem to have discovered the problem and are implementing the appropriate remediation.  I am happy to check for mould again on Monday when we return to school - I'll do another comparison assessment using the other classrooms as controls (hopefully they will also have improved since our change of cleaners!).  We would have results by Thursday/Friday - if you would prefer to have the music room open by Monday, I would need to meet you at school this week - I could probably manage today if you are around.

Nina,
I would love to have it open sooner rather than later but my schedule is
quite full entertaining out of town relatives. So we will wait and that
will give me time to get the Christmas sale out of there.
