Proceed on both accounts. Certainly we have the funds to front the replacement of the stairway carpet and then charge the undergrads...with Jordan's blessing, of course. 

Regarding coin operated laundry, present a proposal with some numbers and we can proceed. I know there was a debate on coin vs buying commercial machines ourselves, however, you are the VP Housing so whatever you think is best after listening to the concerns of other members is fine by me. Jordan, Cody, Duane - please summarize the two positions for Shenea and provide her with your opinions on what we should do. I vote for whatever Shenea decides.

Also, just a suggestion, but perhaps the AVC should make these repairs and then charge the chapter back for them since it's beyond what's expected of a landlord with respect to normal wear and tear. 

I'd like to explore the option of coin operated washers and dryers. Most of the sororities use them and it works out quite well...limits unnecessary use and we're not responsible for repairs. I can get more information if we're interested in this route. Thoughts?

Got a couple questions from the undergrads about housing that I need somebody to help me answer: 

1) The paint spill - what do we want to do about that? It seems like it'd be a hell of a process to try to actually clean it out of the carpet. At the last meeting (I couldn't hear all that well over the phone), was it discussed? Let's figure out next steps and let them know what they should do. 

2) Washer and Dryer - what is the status. Apparently somebody found a pair for $200 and wants to know if he should move on it or if there were other plans. 

Thanks newly formed housing super committee. Looking forward to your reply.

I absolutely echo Jordan's comments on the DIY repairs. This is a liability nightmare waiting to happen. I will get more info on the coin op and report back.

I think we should have all repairs done professionally and no longer allow them to do it themselves. 

As for coin operated, I think we can look at that for down the road, and depending on cost, make that move now. I am concerned that these fine young men, won't have the money to keep clothes clean and be diligent in clothing cleanliness just yet. So I would prefer to make it as easy as possible for them for now. Then in a couple years opt for the coin operated option. However if we have a majority support the idea or the undergrads agree to it, I would definitely prefer the coin option.

Thanks for the feedback, Cody. Of course no changes will be made without prior consent and approval from the AVC, as the whole reason for a democratic board is to ensure we move in the best possible direction for all concerned. I guess I'm a little confused as to which changes you're concerned about. No final decisions have been made at this point, other than to replace the carpet (and likely charge chapter back for the expense), to my knowledge. The rest is purely discussion at this juncture. Do you have a general concern about where the group is headed with respect to housing, or are there specific issues?

I guess I'd need a lot more convincing to go the coin operated route.  I spent four years living in the house and found having a convenient place to do laundry one of the small factors that did make a big difference in me staying.  Laundry detergent was even provided for us during my time - not sure if that happens anymore, but that did come out of the parlor fees.  Out of everything that happens inside that house, I really didn't see that much mis-use of the washers/dryers.  The current ones we are replacing are some that Spenser Cassinelli convinced AVC to buy for us when he was a freshman and working at Sears - in 2005.  I think 8 years of continual usage (in two different houses) is really good service life out of those.
 
If we were the ones collecting the full profit from a coin-operated system, I'd warm to the idea more, just from the standpoint that it might lower utility costs slightly and the money would eventually come back to the undergrads.  Still, I think we're severely underestimating the effect all these changes are going to have on the undergrads' mentality.  We're talking about a big increase in rent, collecting parlor fees, coin operated laundry, having a lot more pressure on them to keep a nice house, etc.  I have a huge concern that we're going to do more to drive guys away from living in the house or even wanting to be a member of SigEp than allow for membership retention or recruitment.  Remember that a majority of these guys are barely skating by with respect to finances, oftentimes using loans to pay for their membership and/or rent.  In my time as an undergrad, I always felt like the Alumni Board lost sight of that.  I don't want us to become the bad guy, because that is going to make things really tough for the future of owning this house.  Being able to save money was my incentive for living in the house as long as I did, and we're going to create a tough environment to keep the house full with every move we make that makes living there more expensive.
