I remember when I first got my license my first broker told be "Be the
first one at the door and get the listing agreement signed". While the
other brokers I met they told me "Let the seller compare and compete
the other agents and be the last one and get the listing agreement
signed."
But what I would recommend to sellers "follow neither". I think in
this day of technology sellers are very savvy. They can get so much
information by reading and researching about the agents online. Then
why should not settle for first and last agent you meet.
Meet all the agents whom you wish to interview. Read the material they
have left at your home and compare whose personality/marketing traits
meets your needs to sell your home!!!!
Couple month's back I got a call from a seller who was desperate to
get on the market and sell his home before school started. They called
me on Friday evening and we had schedule an appointment for Sunday. As
you might have guessed ...I got a call on Saturday afternoon saying
they signed up with the agent they met in the morning since they want
to move fast. Fast forward now they are still active on the market
for 90+ days.
Not to be a critic, the listing did look like a rush job to me...the
pictures were dark seemed the agent took it on the day of the listing
appointment when it was dark and raining. I think the description
could have be rewritten rather than saying "motivated sellers bring
any offers".
Sellers if you are in the market to list your home in Virginia, gone
are the days you should sign up with the first or last agent. Just
like any major decision take a step back and sleep over all the agents
you have met and decide whom you want to work with.
