10 Questions to Ask while Attending Real Estate Open house in Virginia

Planning to hit the open house over the weekend in a neighborhood or
the area you are eying to purchase a home or just to browse during
your initial home search?
Rather than just walking in and out of the home aimlessly when you
plan your next visit prepare yourself with list of questions to get
most out of your visit at an open house.
Here are ten questions you can ask the listing agent at an open house:
1. If you are not familiar with the area ask about the neighborhood
amenities, HOA fees and what is included in the fees, school it falls
under? Try to gather information about the local area as much as
possible.
2. What are the unique features in the home compared to homes in the
neighborhood?
3. What are the recent updates done in the home? Example: Kitchen has
been remodeled, finished basement, deck etc.
4. How long the home has been on the market?
5. Has the seller has done any price reduction?
6. Any zoning laws or rezoning that will affect this home or
neighborhood? Example past year few of our local area
schools were rezoned.
7. Does the home have any material defect? Examples of material defect
are lead base paint, basement flooding, radon, asbestos etc? The
property disclosure requires home owner to disclose any material
defect in the home.
8. What is the parking situation? If you are buying a town house or a
condo they may come with assigned parking or restricted parking.
9. What is the average sold price in the area for similar homes? Some
agents will have pre-printed comps on the area grab a copy!
10. If you are absolutely interested in the home ask why the seller
selling (which agent may not disclose) and the time line they looking
to close the deal?
If are represented by a buyer agent do disclosure to the agent hosting
open house. Some times the listing agent is not hosting an open house
and they can get back to you and/or your agent with the correct
information.
