This is from Councilor Baca's newsletter and I thank him for arranging this - most people are unaware of this process and ramifications.  I highly recommend people attend this meeting.  There were about 150 amendments to the IDO; I am not sure how many were approved by the Environmental Planning Commission.  I am not totally clear on everything BUT some of the amendments will rezone properties to allow townhomes/ duplexes/triplexes as well as mixed use (which can include commercial).  Others will allow stores/restaurants/?/multi-family housing on corner lots in residential neighborhoods.  I am not clear on notification requirements for these allowed uses.  You will not receive notification of your property being rezoned and it has the potential to affect development on properties adjacent to yours and can also possibly affect property taxes, such as the 3% limit.  There are many other topics in these amendments.  Here is a link to find the amendments and much other information.

Please join us for a District 2 Community Meeting on Wednesday, December 17th at 5:30 PM at Rio Bravo Brewing.

This meeting will include a presentation from City Council Planning Staff on this year’s Integrated Development Ordinance (IDO) amendments. Staff will walk through the proposed updates, answer questions, and gather community feedback.

Here is additional information from Near North Valley Neighborhood Association with an emphasis on changes in their area.

We encourage you to participate in the community meeting about proposed changes to the City’s zoning code at 5:30 pm this Wednesday, December 17, at Rio Bravo Brewing, 1912 2nd Street NW.  The meeting, hosted by our City Councilor Joaquin Baca, will include a presentation by Matthew Cox, Principal Planner for City Council Services, and an opportunity for participants to ask questions and provide comments on the 150+ changes to the City’s zoning code (aka the “IDO”) being considered by the City.  Participants are not obligated to purchase anything.

 

Given that the City is not providing notice of the proposed changes directly to residents and property owners, we hope you will help spread the word among your neighbors.  Among the proposed changes:

 

(1) Rezoning residential properties within the Menaul Boulevard and Indian School Road corridor, i.e., all single-family properties (R-1) within an 1/8 mile on either side of the roadway would be upzoned to townhouses (R-T), and existing R-T and R-ML properties would be upzoned to mixed-use commercial zoning;

 

(2) Recharacterizing all single-family zoning throughout the City from R-1 to a new zone category, “R-L” or “Residential Low-Density”, and adding duplexes and townhomes as allowable uses in this zone; 

 

(3) A complex series of changes allowing retail establishments, grocery stores, and restaurants on corners within most residential areas—with the use generally limited to 5000 square feet or less, and the location sometimes limited to corners abutting at least one “collector” or “arterial” (e.g., 2nd, 4th, 6th, 12th, Menaul, Indian School, Matthew, and Candelaria), and sometimes not limited.
