Hi All,

FYI please
I am the owner of the apartment A0103 & received notice from Nitesh for the inspection and a demand notice in July 2015.
On my first inspection i had raised multiple snags and little was done by Nitesh to rectify and handover  the apartment. Every time i received  a call from one Mr. Vivek for the inspection. But little was done to rectify the snags.
I was forced to accept the possession in every visit saying they will be in site for 1 -2 years and we can approach them anytime and they will work on them. I have not accepted the possession so far.
Few of the snags raised are:
 - Gaps/uneven surface - Tiles in all floors
 - Washroom - tiles - Chipped off/bad finishing
 - Doors finishing & screws nails popping out on closure
 - Paint work - 2nd coating not done
 - Dampness in all walls: it was like left in water for years & it was turning grey

I have lost all the hopes on the CRM team and Nitesh Brand. The paint in almost all the walls at the bottom started peeling off and there is serious dampness. I was been told that this was because of Acid wash in my first visit.

One of the CRM called Naveen even informed that this is there in all their projects and its comman.
On checking with few of experts they suggested not to accept as they may be due to structural defects

Heard from Nitesh yesterday that they are working on some pipes and fixed some halogen lamps to rectify those.

I would like to hear from you all your suggestions.

Planning to visit the site on Tuesday & decide on next actions.

I had received few documents on commencement details few months back. sharing the same in next mail

Regards,
Rohan'

I would suggest all A block owners to come together and decide what to
do. CRM and Project management at NCP are not in sync. CRM is only
behind money. There are people who have taken handover, its true and I
did witness one during our visit to NEL last week. How is someone
taking handover, when we know things are not complete?

I feel other block owner can only support you but can't fight for you.
I hear from site, owners are not even coming for inspection, while on
the other side we are all fighting that there is no handover
happening. Without unity, nothing can happen. The only way is to get
all A block owners in one forum and take a decision. When all 64 flat
owners reject handover or demand a checklist to be complete before
sending an inspection notice, NEL will have no other way but to honour
it.

Mahesh, can you please see how many of A block owners list you have?
If the number is more than 75% then we can do something about it, if
its less its a challenge to come to a common understanding.

Cheers,
Vadi
