NH Enclave has farming land rights. Is it?(?)

Dear friends,
 
This information in favour of all after raising the doubt by our group member Ranjeet Kumar Singh.
 
There are three authorties in Jaipur of Rajasthan state they are having rights to complete the paper works for land.
And all three are separate authorities and each group have it's own working.
 
1) MCJ (Mucipal Corportaion of Jaipur)
2) JDA (Jaipur Development Authority)
3) Commisionary - Registrar office of Jaipur(State Gov)
 
 
Now we have to talk about the 2nd option which is JDA(Jaipur Development Authority).
 
Jaipur development authority consists of 3 bodies
1) Itself JDA
2) Co-operative
3) Private
 
Many of us talk about 90B,
 
What is 90B?
It is CLU (Conversion of Land Usage) which is known as 90B in Jaipur development authority.
 
So question comes now. Is NH-Enclave has 90B?
Ans-> (Big) NO. As petition has been filed by someone in jaipur court to stop 90B(Conversion of Land Usage)
 
So again question comes. Does it mean? NH Enclave isFarming Land?
Ans-> (Big) NO.
 
Then question comes again. It is Very Confusing. How it is not Farming Land?
Ans-   :)
         Here "Co-operative" comes in picture. 2nd Body in Jaipur Development Authority.
 
Co-operative -> NH Encalve has association with "RAJHANS CO-OPERATIVE HOUSING SOCITY". Hindi Name: RAJHANS GRAH NIRMAN SAMITI.
CO-OPERATIVE HOUSING SOCITIES in JAIPUR have autonomous rights to convert farming land as residential land which is alternative way of 90B(Conversion of Land Usage).
 
 
So what is the picture?
 
PAL REAL GROUP which is developing the NH Enclave, could not go for 90B, so without having the wish of PAL REAL GROUP, They involved RAJHANS CO-OPERATIVE HOUSING SOCITY and paid money to society and again taken the land rights from CO-OPERATIVE HOUSING SOCIETY.
 
Reason so that their buyers should get immediate registry with legal usage of land for residence.
 
THIS is our digged out answer and Very Very Big number of local guys do not have such information. Advocates and Brokers also get failed to answer such technical doubtful question. But it is our efforts to make the picture clear and then invested in this NH Enclave. It is comparatively Cheap and BestProject which we found with 5 years horizon and Builder has also non failure records till now for his executed projects.

Thanks for clarifying the doubt in the group.
One More info I want to share with group.
Gajendra Sharma(MD Of NH Enclave) told to few guys from SISC that he has applied for 90B.
But since JDA is not giving to any one so they are also waiting for it.
Now the question comes in my mind that why they need 90B?
 
I had confirmed this with Saurabh also and he told me that 90B is in waiting.
 
So it is defficult to understand that why they have applied for 90B?

I am planning to invest in NH enclave (ajmer-jaipur rd)
Have you heard of any complaints regarding registering of plot-land regarding this project.
Your feed back will be greatly appreciated.

I am having multiple plots in Shanti City and NH Enclave. Would it be possible for you to call me to discuss on this. I'll transfer mine plot to you in case it suits you.
I purchased it in old corporate rate so it will be cheaper option for you.

Hi friends ; I booked a plot in nh enclave extension.that is near by nh enclave residential township Ajmer road.well I am lot curious to know what is the rates in nh enclave extension right now.and what will be the future here.will it fare deal or not pls suggest me friends pls pls.

Be ready for pain. Most of indians have biggest problem they always taking suggestions when already trapped.
