Excusing tenant defaults

Listmates:  Within the last month or two, two LL/T decisions were reported in the NYLJ.  One in which the court gave the tenant 12 months to pay off arrears (Scott Mollen discussed this one in his weekly column).  In the second case, the court, in the so-called exercise of its equitable powers, excused the tenant's numerous defaults in the payment of rent (several non-payments had been commenced) for which the landlord sought to terminate the lease for failure to perform a material covenant.  I would appreciate it if anyone has the cites -- or better yet, the opinions themselves -- for these two cases.
