Except you are drawing a distinction between Mr Tayts' Client and everyone else.  He may be just as complicit as the others in which case it could simply be a matter of le cage aux follles.

The question is not what needs to be done to accommodate the Board, but why would anyone participate in this duplicity?  Tell your purchaser to forget it and look for another place to buy.  I also think that as the attorney for the Buyer, if you knowingly participate in this transaction you will become tangled in this evil WEB too!!!
