Dear Neighbors,
 
As you know, the Council approved the revised zoning code (ZTA 13-04) on March 4, 2014, to become effective on October 30, 2014.

What has not been finished is the application of the new zones to existing properties, because the Council deferred action on the district map amendment (DMA G-956).
The Planning Board is now in the process of holding open houses and meeting with property owners and stakeholders about the new code and DMA G-956.

The PHED committee will hold work sessions later this year on the district map amendment, before it goes to the whole Council for approval.
 
Now is the time for property owners and stakeholders to review the proposed zoning map—DMA G-956--to see if the heights, densities, and combinations of residential and commercial development comport with the current zones and also with any recommendations in the applicable master plans.  

On April 18th, the Planning Board posted a revised DMA G-956 with an interactive map that contains all of the changes that have been made since May 2, 2013.  Here is the link:

In addition to the interactive map, there are explanatory documents that review all changes that have been made since May 2, 2013. One of these documents is of particular interest, the document called “April 19, 2014”. This document reviews all of the changes that the Planning Board has made since the Council enacted the new code—from March 7, 2014 to mid-April of this year.  To read this document, go to the above link, and then click on “April 19, 2014.”

As explained in the document, changes were made to correct errors (various changes are called Staff errors or Staff recommendations), and, when requested by a property owner, to reflect an approved plan. In order to avoid inadvertent factual errors and errors in interpretation with respect to newly imposed zones, it is important that everyone review the revised DMA G-956 now—when it can be more easily corrected.
