Revising maintenance

Hi All,

Currently the maintenance has following components:

A. Amount based on sft

B. Fixed amount for all the flats irrespective of sft.

C.Fixed amount towards water brought through tankers.

A &B constitute Base maintenance and C was varying based on consumption.However was constant since long time.

 

Since we have successfully completed installation of meters, we are planning to bring in pay per usage which is ideal. This will replace component "C".

So few of is are working out on coming up with cost per unit of water(litre). 

i. Cost per unit calculation will consider Max and average tanker usage over last 1year.

ii.Power consumed by bore well motor and sump motors.

As soon as we are done with the calculation we will present the same in a meeting and subsequently implement ( tentatively by March 1st).
