Revised Maintenance

Dear Residents,

Association is revising the way maintenance. To explain the same to all the owners we have scheduled meeting on 25th Feb 11 AM.

The main agenda is to discuss the details of changes proposed for maintenance.

Right now, maintenance has two parts: 

1. fixed maintenance ( combination based on sft and a constant)

2. water changes. (Fixed charge of Rs 2200 for water.

Now that water pipe meters are installed in each apartment, we would like to charge water consumption as per the meter reading.

Beginning of each month, manager will provide the no of units consumed. It is measured at beginning and end of each month. Interested people may join the manager to see the reading.

Each unit in the meter is equal to 10 liters. The charges will be @0.12 paise per liter. You should pay the water charges based on units consumed.

We have collected data for the past few months to come up with Calculations. You may speak to manager and he can give the readings at the end of the month.

When you pay maintenance, the amount would be: fixed maintenance + water charges. Pl pay the amount by 10^th of each month.

Right now all the calculations are based on assumptions that: Tanker supply will charge the same amount. Also it doesn’t include electricity charges for water pumping to terrace.

Pl attend the meeting and All the details will be discussed.

 Owner can nominate their tenant.

Thank you for attending the meeting.

1.       Explained the need of meter and how the price per unit is arrived.

2.       From March 1^st, there will be first reading collected. 31^st March reading will be subtracted to find the no of unit consumed. Each Unit is 10 Liter. The water charges = no of Units * Rs 1.2

3.       Per liter price calculations are limited to water consumption only with assumptions – Vendor won’t change the rates and Electricity can be managed thru common maintenance. This price will be revisited in 3 months if needed.

4.       Vasu has readings for the last few months. You may see your consumption pattern and approximate amount to be paid.

5.       March month, we should pay the same maintenance amount as Feb. Water meter calculations will be effective from April maintenance.
