Hi All,

 

My suggestion is to convene an association meeting on May 1st (Being a national holiday) and decide who is going to take over all the stuff which jitu was managing.

1, Our building is getting old and it needs regular maintenance. There are requests from the residents about painting the building. Also we need to take care of water pipes and also implement BESCOM safety suggestions. It is decided to collect the corpus fund early for these expenses
 2. With the regular maintenance expenses going up (Security increased and AMC for Generator and Lift also gone up), we just meet the monthly expenses (collection is at 48k and expenses 46k), there will be an increase in monthly maintenance. The increased amount will be announced in next couple of weeks.
3. Residents raised concern about security issues. Security Agency person visited the apt during the same time. Told him to regularly change the Security person in each shift and not to continue the same person for more than one shift.
4. Jitu has done a good job in maintaining the accounts and others really not to worry about how things are running. We need more volunteers to take-up the tasks (Divide the activities and share). There will be another mail about these. Thanks to the attendees who agree to take up the tasks.
5. It has come to notice that some of the apartment owners paid money for various activities. Association has no account of such expenses. Until otherwise proven these claims can’t be entertained. (It is up to the Owners/Tenants to prove the expenses spend  throw vouchers given or checks given to Association account).
Action Items:
1. All the apts – Paying Rs.25,000  (Rs 20,000 for corpus fund and Rs. 5,000 for immediate expenses) along with this (June) month’s maintenance. We encourage to pay in one check but it would be ok to pay in two installments (Rs13, 000 for June and Rs12,000  for July)
2. Vamsi/Jothi – Calculate the increase in month maintenance and publish
3.Vamsi/Jothi/Venkat - Send the list of maintenance Activities to be picked by members.

Folks - Please request/coach the kids( applies to all kids) not to play around the cars, today my car got scratched by a cycle while it was in the parking area.While we all understand the space limitations our kids have, we need to better coach them.
