Hi All,

Since last 1 month we are experiencing severe water crisis due to Bore well pump failure. High silt in the water is choking the Bore well pump and lead to pump failure.
We have got the bore well inspected yesterday. The bore well needs to be cleaned and some measures need to be taken which would reduce such risks in the future.
Initial quote approximately cost 2 lacs + new bore well Pump cost(~=30k)
Currently we are in the process of collecting more quotes.

However we plan to finish complete activity in 2-3weeks.

Until then we will continue to procure water on daily basis.
We also have decided that the expense incurred against water during this period will be shared among all the residents equally.

Manager will post the breakup for water expenses and cost to each flat along with payment details in the notice board in couple of days.

Please contact Venkat, Animesh or me for more details on bore well issue.
We need some assistance to speed up the work.

Thanks
vamsi

Dear Residents and Owners,
As you know that there is water crisis at our Apartment and Bore well pump having issues as explained below. Right now we are using the corpus fund but these expenses need to be collected separately as the purpose of collecting corpus fund was to go for pipes repair and building painting.

We have been buying water tanks for the last couple of months. In order to accommodate these expenses, we need an additional amount of Rs 3,000 per apartment until the motor issues resolve.
For ex: If you are paying a maintenance of Rs 3250, with water charges it will become Rs 6250 (3250 for maintenance for the current month and 3000 water charges for previous month).
This will be start from June. It will not be applied to vacant flats.

Pl let your tenants know about the water charges if you let out your apartment. Make sure that it is paid on time. Otherwise, water supplier doesn't supply.
If you need more clarity pl contact the Manager. Or reply to the mail.
Thanks for understanding.
Regards,
Navya Gruha Apt

Hi All,

Current water situation has improved after cleaning the bore well and reinstalling the bore well pump.
But the yield from this bore-well has reduced and is not sufficient to meet current water needs.
So we are continuing to purchase water, but is limited to 1 tank/day compared to 4 tanks.

Good news is that in the process we are able to clean the other unused bore well too.
New pump need to be installed in to this well. Yield in this well is also low, but might be good enough
for us to sustain without buying water.

So we will be investing more money on the following:
1. Purchasing new pump for revived bore well.
2. Making pit for rain water harvesting around the bore well.
3. Installing a timer to prevent wastage of water by automating switching ON/OFF of the bore well pumps.

We will be coming up with increased maintenance for few more months.
Cost of water incurred each month shall be divided equally among residing residents only.
Around 3 vacant flats would not be incurring this additional cost.

Actual maintenance amount would be shared later.

So i request everyone to pay the maintenance regularly along with water expenses.
Please do not make any part payments and convey the same to your tenants.

Thank you,
vamsi

Hi All,

1. As stated in the earlier mail the current water consumption averages to around 2-tanks per day, which is 50% less as compared to June & July. So at this rate, impact of water expenses on monthly maintenance since June'15 is as below:
Inline image 1

Water expenses incurred are only shared among the occupied flats only.
So, please ensure to pay above mentioned amount along with the regular maintenance.

2. Non payment of monthly maintenance would lead to denial of common services like Power back-up.
Association would not tolerate any pending payments beyond 25th of every month.
Status of payments will be updated and shared every week.
Pay on time and avoid unpleasant situation. Also please share the information with tenants too.

3. To improve the current situation we would like to hear from all for any suggestions and measures that could be implemented.
For this Association is holding a meeting 26th July'15, please attend.

Thank you,
vamsi

Does this mean we have to pay INR7500/- extra apart from the maintenance or is this amount shared.

Mail does not clearly mention the amount to be paid.
Thanks

To be more precise, below is the water expense to be paid by each resident in addition to regular monthly maintenance for each month until Oct'2015.
Inline image 1

Expenses might vary from Nov'15.
Based on the above breakup each resident need to pay INR 10,500, for water expenses in addition to regular mantenance.
I believe most of us have paid for June'15 and July'15

Thanks
