I'm trying to use FP-DI-AC120 and FP-DO-AC120 modules with Lookout
ver. 4.01 and it doesn't work. I can access both modules using
Fieldpoint explorer but not in lookout. Do I need to upgrade to a
newer version of Lookout?

You have two several options that you can use. First, although I am
not sure which version of Lookout first supported this, you can use
the TBAI, TBAO, TBDI and TBDO data members. If the fpoint.cbx in
Lookout 4.0.1 does not support these members, you have two other
options. If you are using ethernet modules you can connect directly to
the ethernet module and access the channels. For more information on
this approach please see the following (note: the article talks about
datasockets but using Object Explorer provides the same hierarchy &
URL's):

Finally, you can use the FieldPoint OPC server with the Lookout OPC
client to access the FP-TB-10 modules.

Aaron
