nakheel is having 2000 more villas left in al furjan p2 which they
have to sell or they can not complete p2 they tried in january but
failed so its done that p2 will be postpone for a year then its piad
amount could be transfered in other projects.

That is correct.

So far however, they have only sold 2 releases in Phase 1. The second
release in Phase 1 is what they are referring to as Phase 2 (currently).

PLEASE FOR HEAVEN SAKE  - DO NOT DEVIATE FROM OUR STAND POINT !


It is simple   " WE BOOKED IN PHASE 2 ACCORDING TO THE COMMUNITY MASTER PLAN  AS SHOWN IN THE BROCHURE.  NOW, NAKHEEL IS TRYING TO PUSH US ALL INTO PHASE 1 WHERE THE VILLAS WERE SOLD FOR LESS THAN 50% "

ALL WE NEED IS CANCELLATION OF OUR BOOKINGS AND REFUND OF THE PAYMENTS WITH INTEREST.  WE DO NOT PROPOSE ANY SOLUTION.  EVERYBODY HAS TO BE FIRM WITH THIS  DECISION

This is our legal point -  Please do not misinterpret and spoil the seriousness.

I’m in for the cancellation.

 

All these properties are over priced comparing to the local market current prices, and it is safer for everyone to retrieve out money and reconsider.

Yes, it absolutely makes sense to have these cancelled. With the next 20% that is due, i can actually purchase a completed villa at today's prices!

The more investors we manage to get, the greater the strength of our case. Anyone have any suggestions as to how we can get hold of more investors?

Again, bear in mind, only Phase 1 is under construction and that too only partly (only 523 of the 1515 villa's, from what my source in Arabtec told me). They haven't even started work on Phase 2!!! Legally, they can't even ask Phase 2 investors to pay more with the new 20% rule in effect, but knowing Nakheel, they'd probably say that it doesn't apply to them. Go figure!!!

Also for the groups information, I friend of a friend who also has a unit in furjan has just told me that he went to Nakheel office today to discuss either reducing the price or even delaying the payment plan for 6 months. ( none off these 2 idea's i agree with) However, Nakheel refused to do either as they say the Furjan construction is in full swing and 20% may payment must be made!. Nakheel are standing there ground it seems!
 
Needless to say the investor is now panicing!

Nakheel are hoping that some investors will still make more payments.
They want to see how far they can push the investors before they
crack. Nobody should fall into the trap of accepting their terms, like
accelerated payments in exchange for consolidation etc.

I have jus6tt checked with one of my friends, working as an agent, and
he assured me that they cannot terminate any contract. Such cancellation
has to come from RERA, and it Is a long process that will not work for
their favor.
So no worries about cancellation folks...just don't pay.

that LAW is not implemented yet, confirmed by RERA and Nakheel AKA.
If you have received a termination notice from Nakheel/Emaar cc Land
department then RERA will not issue any notice.

I haven't seen any posts about scouting for Nakheel investors on dubai-
propertie google groups.

I think this would be a great place to look for investors as well. The
same applies to expatriates.com. I think we should make one post a day
trying to find disgruntled Nakheel investors on both these sites as
they have a massive user base.
