Mac Properties owns dozens of apartment buildings and high-rises throughout Hyde Park. They charge an additional fee for short-term rentals based on the length of the lease. Average monthly rent is as follows:

Options for furnished apartments in Hyde Park are somewhat limited and many listings are from local property owners rather than a leasing company. Our office maintains a list of properties owned by local landlords who rent to academics. Lark on 42nd is a 161-unit student housing community at the University of South Florida that consists of a six-story apartment building with an attached seven-story precast concrete parking garage. With 512 beds, its two-, three-, and four-bedroom units feature stainless steel appliances, quartz countertops, and euro-style cabinetry. The community's amenities include a business center, coffee bar, game room, and lounge. Lark on 42nd also features a courtyard boasting multiple open and covered areas in addition to an outdoor kitchen and swimming pool. The first project of its kind in Florida, Lark on 42nd is constructed using a 3D proprietary light-gauge steel system technology that provided pre-designed and constructed building segments to the construction site for greener and more efficient building. Lark on 42nd is located a few blocks from USF's campus, Interstate-75, and Interstate-4 and is just a few miles from Busch Gardens, Tampa Palms Golf & Country Club, and the county park system with multiple access points to the Hillsborough River and wilderness areas.

While the floor plan options and full suite of amenities at Sweetwater make it an ideal student housing option, we know it is important for students to know all of their living options before making a final decision.

Each apartment is complete with in-unit laundry, stainless-steel appliances and Bluetooth shower head speakers. Upgraded features include walk-in closets and private balconies, available at an additional cost.

The lease with Gather Oxford Apartments will cost $1,038,360 for the first year. The Mississippi Institutions of Higher Learning Board of Trustees board book also outlines a potential plan to lease the space for the next four years. The number of beds would increase to 104, with the annual cost of the lease increasing 4.5% annually.

The agreement between the university and Lark Oxford will cost the university $1,403,084 for a one-year lease with no current plans to renew in the coming years, according to the IHL Board of Trustees board book. For both of these projects, funding will come from the revenue generated by student housing.

Aminata Ba, a freshman public policy leadership major who lived off campus at the university-leased Quarters apartments this year, expressed frustration with her housing situation, saying it made her feel isolated from campus.

While leasing off-campus apartments for UM students resolves immediate student housing issues, the university has implemented various plans to accommodate a growing student body in the future. The recent demolition of Kincannon Hall has made way for the construction of three new dorm buildings in that area.

Until the completion of the new dorms, the university plans to continue leasing off-campus bed spaces. UM also began converting double occupancy dorm rooms to house three students last year, a practice that will continue in fall 2024.

Beginning August 2024, the University of Mississippi will lease 130 furnished bed spaces at the Lark Oxford complex and 65 bed spaces at Gather Oxford Apartments. This plan is the latest in a series of efforts by the university to accommodate increases in enrollment and greater demand for student housing.

It is time for New York State to build an urban agenda for our urban regions and to act as a model for the rest of the nation in addressing the unique concerns of metropolitan areas. This report pioneers this effort by proposing a comprehensive strategy for urban revitalization that is based on the voices of urban leaders throughout New York.

The following recommendations were gleaned from testimony presented by elected officials, advocates and business leaders and form the backbone of the urban agenda that has been developed by the Committee Chair. To make this new urban agenda a reality, the Chair will advocate for implementation of the measures described herein and stands ready to assist cities in supporting these local initiatives.
