Dear Mr. Goel,

The Apartment Owners Association (AOA) of Supertech Czar wishes to bring to your urgent attention that YG Estate Facilities Management Pvt. Ltd. has unilaterally announced a hike in CAM charges, increasing the rate from ₹2.05/sqft + GST to ₹2.70/sqft + GST, without the approval of the AOA.

This action is in clear violation of your directive dated 15 May 2025, which restrained any revision in CAM rates, and also interferes with the maintenance handover case filed by AOA which is currently sub judice before the Hon’ble NCLAT in Company Appeal (AT) (Insolvency) No. 406 of 2022.

Residents have expressed concern that deductions through prepaid meters may now be initiated at the revised rate. We therefore request your urgent intervention to direct YG Estate to maintain status quo on CAM rates, refrain from implementing the new rate, and restore compliance with your earlier instruction until further orders from the Hon’ble Tribunal.

An objection letter along with the notice shared by YG Estate is attached for your kind perusal. We shall be grateful for your immediate attention and appropriate directions in the matter to protect residents’ interests.

Dear Mr. Hitesh Goel,

We would like to draw your kind attention once again to the unapproved and unilateral increase in CAM charges recently announced by YG Estates for Supertech CZAR.

You had already acknowledged residents’ concerns in your earlier communication to Mr. R.K. Arora, requesting him to review and resolve the issue,attaching the email trail for reference . However, there has been no response or corrective action from his end, and YG Estates has proceeded to implement the hiked CAM, deducting increased amounts directly from residents’ prepaid meters.

Given that the maintenance handover matter is sub judice and the CAM structure is under dispute, this unilateral hike without the IRP’s prior approval or consultation with the AOA is not only improper but also in violation of the principle of fairness expected under the insolvency process.

We therefore request you to kindly intervene and direct YG Estates to immediately reverse the hike and maintain the earlier CAM rate until the matter is adjudicated.

Your timely intervention will greatly help protect residents’ interests and uphold confidence in the IBC process.

Thank you for your response.

However, despite your earlier communication and reminder today to Mr. R.K. Arora, there has been no acknowledgement or response from his end, and YG Estates continues to implement the hiked CAM charges by deducting increased amounts from residents’ prepaid meters.

When Mr. Arora has not even acknowledged the issue, expecting any resolution from him seems unlikely. Since Supertech CZAR is under insolvency proceedings, matters concerning maintenance and financial management of the project fall within your purview as the Interim Resolution Professional (IRP). The recent increase in CAM charges, made without the IRP’s prior approval and without consultation with the AOA, while the issue of maintenance handover remains sub judice before the Hon’ble NCLAT, appears improper and not in keeping with the due process expected under the insolvency framework.

We therefore request you to personally instruct YG Estates to reverse the CAM hike on an immediate basis, maintaining the earlier rate until the Hon’ble Tribunal adjudicates the matter.

Your timely intervention will help prevent unnecessary hardship to residents and uphold confidence in the fairness of the ongoing insolvency process.

Dear Team YG Estates,

We have received several representations from the residents of Supertech CZAR  regarding the recent unilateral increase in CAM charges implemented by YG Estates.

It has been brought to our attention that the CAM rate was revised without prior notice, without consultation with the residents, and without any approval from our end. Moreover, the matter relating to the project’s maintenance handover and CAM structure remains sub judice, and hence, any unilateral change at this stage is inappropriate.

Residents have also raised serious concerns regarding:

  • Deficiencies in maintenance and service levels,
  • Lack of transparency in accounting and utilization of maintenance funds, and
  • The unilateral deduction of enhanced CAM amounts directly from prepaid meters.

In view of the above, you are hereby directed to:

  1. Immediately roll back the CAM increase and restore the earlier rates until the issue is properly adjudicated or approved, and
  2. Provide a detailed statement of accounts – including income, expenditure, and supporting documentation for the maintenance period – to enable a transparent review.

You are further advised to engage in a discussion with the residents’ representatives to address their concerns, and thereafter submit the proposed CAM structure along with justifications to us for review and approval before implementing any revisions.

Please treat this matter as urgent and confirm compliance at the earliest.

This is with reference to the email sent by IRP on 6th Nov 2025, on the subject for Immediately rolling back the CAM increase (effective 16th Oct 2025) and restoring the earlier rates until the issue is properly adjudicated or approved.

 

You are therefore requested to comply with the same with immediate effect and ensure that no increased CAM are deducted from any of the prepaid meters of any of the residents across CZAR.

 

An early confirmation and action shall be highly appreciated.
