Dear Mr. Nitish,

 

I hope this message finds you well.

 

I am writing to bring to your attention some serious concerns that are affecting the well-being and safety of all residents in our society.

Borewell Failures:

We have experienced three borewell breakdowns in the past one and a half months. Each incident has led to a complete water outage for nearly 24 hours, causing significant inconvenience to residents. The repeated failure of borewell motors in such a short span is deeply troubling and raises questions about the effectiveness of our current maintenance practices.

 

Moreover, it is critical to have a backup pump and borewell in place without any further delay. Relying on a single borewell is not practical, especially in light of the severe water shortages we’ve already encountered. The current system is ill-equipped to manage such breakdowns, and the absence of a backup represents a serious gap in both planning and preparedness.

 

I strongly urge that a detailed root cause analysis be conducted to identify and address the underlying issues, and that immediate corrective measures be implemented to ensure such failures do not recur.

 

Ongoing Security Concerns:

Despite multiple meetings and repeated reminders, there has been no tangible improvement in the security situation. Daily follow-ups regarding unauthorized car parking in front of the tower have not led to any resolution. This persistent issue continues to cause severe traffic congestion and poses a safety hazard.

 

Although boom barriers have been installed for basement parking access, it has been observed that the guard at the entry gate often opens them without proper vehicle verification. This compromises access control protocols and undermines our community’s safety.

 

Additionally, we have strongly requested the deployment of a dedicated guard at Central Park due to several dog bite incidents. However, the assigned guard is being shifted every second or third day without our consent, leaving the area unmonitored and vulnerable.

 

These matters require immediate and decisive attention. I urge you to take prompt and effective steps to enhance both maintenance standards and security operations for the safety and well-being of all residents.

 

I look forward to an acknowledgment of this email and a clear update on the actions being taken. These issues are critical and cannot be left unaddressed any further. The residents deserve timely and effective solutions, and I trust you will treat this with the urgency it demands.

We would like to apprise you that the points raised by you are being regularly addressed . We are providing the best services in terms of the resources we have been provided from project team in terms of electro mechanical . Although many times we as a YG Team have arranged  resources from other sites which you are well known off.

Despite of several reminders  that we are running maintenance in losses   ( P & l statements shared) almost 6 month ago , AOA team is in continuous into lags to take decisions. You are also aware that In peak summers our losses will be on much higher side. For such sake you are requested to Take decision on and before 15 May on mutual discussion else we will enhance the CAM rates and will provide the services as per standards.


Although for security services , we have raised concern  that the services / rates will be equally standardised. In the last meeting at sites with the AOA team , this matter has been discussed thoroughly. Hope you have taken decision on such matter. 
We are here to provide best services but we are bound by the financial crisis. We still want you to take decision on financial terms at the earliest to provide best service at czar.

We acknowledge your mention that the maintenance team is operating under constraints and has, at times, sourced resources from other sites. However, recurring borewell breakdowns and ongoing security lapses are critical issues that cannot be justified solely on the grounds of budgetary limitations.

 

While we are aware of the financial challenges previously outlined, we would like to clarify that no audited Profit & Loss (P&L) statement has been shared with the AOA to date. What was provided was an unaudited Excel sheet of income and expenses, without any supporting documentation. This level of reporting lacks the transparency necessary for meaningful review or discussion.

 

Furthermore, despite multiple requests, a detailed breakdown of electricity consumption has still not been provided. This continued lack of transparency is especially concerning when financial constraints are cited as the reason for lapses in essential services. We once again request that this data be shared immediately.

 

Regarding CAM charges, we wish to reiterate our position clearly: we do not support any increase. This has already been communicated during our meetings. The current service quality does not warrant a hike, and no substantial progress has been observed on key issues despite repeated meetings and follow-ups.

 

On the matter of security services, ground-level concerns remain unresolved. Misuse of the boom barrier, unauthorized parking, and frequent rotation of guards without prior consent — which has contributed to multiple dog bite incidents — continue to affect the safety and overall experience of residents. A written action plan with defined timelines is both essential and expected.

 

In light of the above, we request the following:

 

1. A written action plan to address borewell and security concerns.

 

2. Immediate sharing of a detailed electricity consumption breakdown.

 

3. Submission of the audited P&L statement.

 

While we understand the operational challenges faced by your team, we must emphasize: if YG is unable to deliver essential services within the current CAM framework and continues to withhold transparency and accountability, it would be appropriate for your team to step aside. It must also be noted that, in recent meetings with the AOA, Mr. Nitish Arora himself acknowledged that in the absence of a CAM hike, he would prefer to exit the site.

 

Accordingly, the AOA will begin exploring alternative arrangements and service providers who can meet expectations within the approved budgetary framework.

 

Our objective remains a safe, functional, and transparent living environment for all residents. If achieving this goal requires a change in the service model, we are fully prepared to take the necessary steps in the residents’ best interests.

This is to apprise you that the statement that we have not shared any Income / expense sheet is totally false. Mr Musarrat ( Former Ops manager ) has shared all the data with all supporting documents on Dated 27.11.2024 to AOA Team. Also all the queries raised by the AOA team in the Income expense sheet  have been sorted out in the meeting held at site by Mr Mussarat  and site team on Dated 30 Nov  2024. Also three meetings have been already done with the Facility head regarding the CAM charges. For the last three months , We are just waiting for your decision in this regard but unfortunately the decision has not been taken causing huge losses too .I am sending all the data once again having a detailed sheet of all the income and expenses  for your reference.
We are here to provide the best services but we are bound by the financial crisis. We still want you to make decisions on financial terms on or before 15 May  to provide the best service at czar.

Thank you for your response and for resending the financial data.

We would like to clarify that our concerns are not about whether data has been shared, but rather about the format, audit status, and completeness of the information provided. The Excel sheet previously shared remains unaudited and lacks the supporting documentation required for a credible financial review. Unfortunately, this does not meet the standards expected for transparent and accountable reporting. We continue to raise this matter in good faith.

In addition, despite repeated requests, we have yet to receive a detailed, itemized electricity consumption report. We kindly request that this be shared as a separate document at the earliest.

Regarding CAM charges, we would like to reiterate our position clearly: we do not support any increase at this time. The current quality of services does not justify such a revision. Ongoing concerns, including:

  • Recurring borewell failures
  • Security lapses and frequent rotation of guards
  • Delays in addressing key operational matters

continue to affect the safety, comfort, and overall experience of residents.

If your team is unable to maintain essential services within the current CAM budget, we believe it would be in the best interest of all Czar residents to explore alternative service arrangements that can meet the required standards.

We once again request the following:


  1. A written action plan to address borewell and security issues
  2. A detailed breakdown of electricity consumption
  3. An audited P&L statement, supported by relevant documentation

 

We urge your team to prioritize resolving core service deficiencies and improving transparency over proposing CAM increases. Residents deserve dependable service and open communication, and the AOA remains fully committed to ensuring both.
