Dear Hitesh Goel, 

Despite various reminders and followups, there is no revert on the subject.

Water leakage is a major concern for CZAR which is weakening the base structure and more than 1400 residents have been suffering on this. 

Appreciate your revert and action in this regard or we need to go for legal actions on this as you have been playing with the life of 1400 residents.

There are two 2 major leakage points where Facility is facing issues since beginning. In my knowledge even the project has tried to repair these points in the past but didn't get 100% success. Thanks for considering our basement water leakage issues as part of summer preparation activities as we have been following up with you for the last 4-5 Months


I understand from our AR, JP Tiwari Ji, that three activities have been considered for CZAR’s summer preparation within a budget of ₹65 lakhs:

 

1. Drainage cleaning

 

2. Rectification of basement water leakage

 

3. Rectification of the fire alarm system

 

I would like to highlight that the summer preparation plan prepared by me and shared by JP Tiwari Jiwas based on inputs from maximum homebuyers and actual ground conditions. Some critical activities must be included to prevent major disruptions:

 

1. Upgrade of cables from transformer to LT room – The existing cables are already operating at full capacity and could burn due to excessive summer load. Last year, a similar issue resulted in a three-day power outage in the society.

 

2. Additional transformer and DG set – The current setup (1500 KVA transformer and 500 KVA DG) will not be sufficient to handle peak summer loads, potentially leading to power failures.

 

3. Improvement in domestic water supply – We are facing persistent water supply issues, and additional high-capacity water pumps are required to ensure adequate distribution.

 

If budget constraints exist, we can prioritize these activities accordingly. Additionally, I would like to clarify that drainage cleaning is already being carried out by the maintenance agency and is expected to be completed by the end of April. Might be our AR is not updated. 


Furthermore, I strongly recommend that the basement water leakage rectification work be carried out by an expert agency specializing in similar types of waterproofing work. 

 

Your consideration and prompt action on these matters would be greatly appreciated.

Thanks for the updates Sanjeev Ji, I would like to bring one important point. The basement leakage work has been implemented in the past many times and the results (or lack of it) are for everyone to see, as rightly pointed out by you - an expert agency should be appointed for this kind of work. An agency which has adequate expertise and experience in the relevant field. If that would not be the case then it would only lead to loot and grab by the Supertech project team as it has been the case in the past. Now, with the limited funds that we have for our project we cannot afford that. I have no confidence if the Supertech Project is given charge of this crucial work, as time and again they have proved to be highly unprofessional and un-skilled in taking any kind of major tasks.
