Application No. 26-061: Daniel and Dana Estes, c/o Thomas Moore, 949 Long Pond Road, Brewster, MA 02631, owner of property located at 37 Crosby Lane, also shown on the Town of Chatham’s Assessors’ Map 8E Block 14 Lot 12. The Applicant seeks to enlarge, extend, or change a conforming dwelling on a nonconforming lot via the demolition of the existing dwelling and the construction of a new dwelling. The proposed dwelling will comply with all bulk and dimensional requirements of the Bylaw but is considered a substantial alteration and under the Second Except Clause of Section 6 of M.G.L. Chapter 40A, requires the grant of a Special Permit. The existing building coverage is 2,860 square feet and the proposed building coverage is 2,997 square feet where 3,000 square feet is the maximum allowed. The lot is nonconforming in that it contains 0 feet of frontage where 100 feet is required in the R20 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 6 and Section V.B. of the Protective Bylaw.

Application No. 26-062: Karl D. Denzer and Helen C. Young, 305 S. Ridge Street, #1511, Breckenridge, CO 80424, owners of property located at 15 Edgewater Drive, also shown on the Town of Chatham’s Assessors’ Map 15A1 Block 9 Lot H124. The Applicant proposes to install an exterior mechanical system appliance (A/C Condenser) within the Coastal Conservancy District where a 50 foot setback is required. The property contains 20,717 square feet of land area in the R20 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 9 and Section VIII.D.2.b. of the Protective Bylaw.

Application No. 26-063: Gaucher Family Revocable Trust, c/o SV Design LLC, 693 Main Street, Chatham, MA 02633, owner of property located at 80 Middle Road, also shown on the Town of Chatham’s Assessors’ Map 11K Block 45 Lot HC61. The Applicant proposes to change, alter, or expand a nonconforming dwelling on a nonconforming lot via the construction of additions. The existing dwelling is nonconforming in that it is located 34.2 feet from Middle Road and 30.5 feet from Cove Road where a 40 foot setback is required. The proposed additions will comply with the road and abutter setback requirements. The existing building coverage is 2,931 square feet and the proposed building coverage is 3,205 square feet where 2,900 square feet is the maximum allowed. The lot contains 22,630 square feet in the R40 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 6 and Section V.B. of the Protective Bylaw.

Application No. 26-068: Brian C. Donohue, c/o William G. Litchfield, Esq., 330 Orleans Road, Chatham MA 02650 owner of property located at 107 Taylors Pond Road, also shown on the Town of Chatham’s Assessors’ Map 4C Block 64 Lot T14. The Applicant proposes to change, alter, or expand a nonconforming dwelling on a nonconforming lot via the construction of additions and a deck. The existing dwelling is nonconforming in that it is located 6 feet from the Coastal Conservancy District (Top of Bank). The proposed second story deck will be nonconforming in that it will be located 16 feet from the Coastal Conservancy District where a 50 foot setback is required. The existing building coverage is 1,592 square feet (15.5%) and the proposed building coverage is 1,619 square feet (15.8%) where 15% is the maximum allowed. The lot is nonconforming in that it contains 10,257 square feet of buildable upland where 20,000 square feet is required in the R20 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 6 and Section V.B. of the Protective Bylaw.

Application No. 26-069: Frederick W. Pike Revocable Trust and Susan C. Baldwin-Pike Revocable Trust, c/o Ciara Mundy, 247 Coombs Road, Brunswick, ME 04011, owners of property located at 284 Round Cove Road, also shown on the Town of Chatham’s Assessors’ Map 8J Block 42 Lot C296. The Applicant proposes to change, alter, or expand a nonconforming dwelling on a nonconforming lot via the construction of a partial second floor addition for an Accessory Dwelling Unit. The existing dwelling is nonconforming in that it is located 35.6 feet Monomessat Avenue. The proposed partial second floor addition will be nonconforming located 33.5 feet from Monomessat Avenue where a 40 foot setback is required. The building coverage will remain 2,511 square feet where 2,900 square feet is the maximum allowed. The lot contains 23,884 square feet in the R60 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 6 and Section V.B. of the Protective Bylaw.

Application No. 26-046: Chatham Max Holdings, c/o William F. Riley, Esq., PO Box 707, Chatham MA 02633, owner of property located at 104 Crowell Road, also shown on the Town of Chatham’s Assessors’ Map 13F Block 25 Lot 23. The Applicant proposes to construct a single family dwelling in a GB3 zone which requires the grant of a Special Permit. The proposed lot coverage is 3,171 square feet (19.3%) where 60% is the maximum allowed. The lot is conforming with 16,465 square feet where 10,000 square feet is required in a GB3 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 9 and Sections III.C.4.c.26 and VIII.D.2.b. of the Protective Bylaw. Continued from June 25, 2026.

The Applicant proposes to construct a single family dwelling in a GB3 zone which requires the grant of a Special Permit. The proposed lot coverage is 9,459 square feet (46.1%) where 60% is the maximum allowed. The lot is conforming with 17,562 square feet where 10,000 square feet is required in a GB3 Zoning District.
