Application No. 24-028: 19 Highland LLC, c/o William G. Litchfield, Esq., 330 Orleans Road, North Chatham, MA 02650, owner of property located at 19 Highland Avenue, also shown on the Town of Chatham’s Assessors’ Map 15E Block 47 Lot 57. The Applicant seeks to enlarge, extend, or change nonconforming structures on a nonconforming lot via the demolition of the existing dwelling and garage and the construction of a new dwelling and garage. The existing dwelling is nonconforming in that it is located 21.2 feet from the road where a 25 foot setback is required, and 9.3 feet from the easterly abutter. The existing garage is nonconforming in that it is located 0.5 from westerly abutter and 7.5 feet from the northerly abutter. The proposed dwelling will be nonconforming in that it will be located 9.3 feet from the easterly abutter where a 15 foot setback is required. The proposed garage will be nonconforming in that it will be located 0.8 feet from the westerly abutter and 5.7 feet from the northerly abutter where a 15 foot setback is required. The existing building coverage is 1,559 square feet (22%) and the proposed building coverage is 2,190 square feet (30.9%) where 15% is the maximum allowed. The lot is nonconforming in that it contains 70 feet of frontage where 100 feet is required and contains 7,078 square feet where 20,000 square feet is required in the R20 Zoning District. Application No. 24-039: Estate of Kathleen Lee, c/o William F. Riley, Esq., PO Box 707, Chatham, MA 02633, owner of property located at 83 Old Mail Road, also shown on the Town of Chatham’s Assessors’ Map 14I Block 17 Lot 15A. The Applicant proposes to change, alter, or expand a nonconforming dwelling on a nonconforming lot via the demolition of the existing dwelling and garage and the construction of a new dwelling. The existing dwelling is nonconforming in that it is located 7.7 feet from the road and the existing garage is nonconforming in that it is located 12.5 feet from the easterly abutter where a 15 foot setback is required and 13.4 feet from the road. The proposed dwelling will be nonconforming in that it will be located 20.5 feet from the road where a 40 foot setback is required. The existing building coverage is 1,193 square feet and the proposed building coverage 2,541 square feet where 2,850 square feet is the maximum allowed. The lot is nonconforming in that it contains 22,143 square feet where 40,000 square feet is required in an R40 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 6 and Section V.B. of the Chatham Protective Bylaw. Continued from May 9, 2024.
Application No. 24-064: Anthony Zombas, 84 Circuit Avenue, Hyannis MA 02601, owner of the property located at 1589 Main Street, also shown on the Town of Chatham’s Assessors’ Map 9D Block 43 Lot 12. The Applicants seek an Appeals Permit under Section 225-19 of the Town of Chatham Sign Bylaw, to allow the placement of a 7 inch by 36 inch (1.75 square foot) ladder board on the existing ground sign. The existing ground sign is 18.96 square feet. The proposed ladder board will increase the total size of the ground sign to 20.71 square feet where 20 square feet is the maximum allowed. The lot contains 1.08 acres in a GB3 Zoning District. The proposed signs require an Appeals Permit under Section 225-19 of the Chatham Sign Bylaw
Application No. 24-067: Scott A. Barrett and Kimberly Summers, c/o William G. Litchfield, Esq., 330 Orleans Road, North Chatham, MA 02650, owner of property located at 509 Riverview Drive, also shown on the Town of Chatham’s Assessors’ Map 7J Block 8 Lot C60. The Applicant seeks to construct an elevated stairway and landings under section IV.A.3.a. of the Protective Bylaw. The lot contains 47,001 square feet in an R60 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 9 and Section VIII.D.2.b. of the Chatham Protective Bylaw.
Application No. 24-065: 289 Seapine Road Nominee Trust, c/o D. Michael Collins Architects, 21 Elliot Street, Natick, MA 01760, owner of property located at 289 Seapine Road, also shown on the Town of Chatham’s Assessors’ Map 12K Block 6 Lot HC21. The Applicant proposes to change, alter, or expand a nonconforming dwelling on a conforming lot via the demolition of the existing dwelling and construct a new dwelling. The existing dwelling is nonconforming in that it is located 15 feet from the Coastal Conservancy District (top of bank) and is located 20.5 feet from the westerly abutter. The existing nonconforming barn will remain unchanged. The proposed dwelling will be nonconforming in that it will be located 21 feet from the Coastal Conservancy District where a 50 foot setback is required and 21 feet from the westerly abutter where a 25 foot setback is required. The existing building coverage is 2,788 square feet (6.9%) and the proposed building coverage 3,545 square feet (8.8%) where 10% is the maximum allowed. The lot contains 58,053 square feet in an R40 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 6 and Section V.B. of the Chatham Protective Bylaw.
