Application No. 26-028: James Sokol and Deborah Parkins Sokol Family Trust, 17540 164th Avenue NE, Woodinville, WA 98072, owner of property located at 7 Black Duck Landing, also shown on the Town of Chatham’s Assessors’ Map 12B Block 1 Lot 19. The Applicant proposes to install an exterior mechanical system appliance (generator) 29.7 feet from Cedar Street where a 40 foot setback is required. The property contains 13,133 square feet in the R40 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 9 and Section VIII.D.2.b. of the Protective Bylaw.

Application No. 26-031: Anne DeFusco, c/o William G. Litchfield, Esq., 330 Orleans Road, North Chatham, MA 02650, owner of property located at 88 Pond View Avenue, also shown on the Town of Chatham’s Assessors’ Map 11D Block 6 Lot 18. The Applicant proposes to change, alter, or expand a nonconforming dwelling on a nonconforming lot via the removal of a deck and the construction of additions and a covered porch. The existing dwelling is nonconforming in that it is located 11.4 feet from the southerly abutter where a 15 foot setback is required. The proposed covered porch will be nonconforming in that it will be located 12.9 feet from the southerly abutter where a 15 foot setback is required. The existing building coverage is 1,832 square feet (10%) and the proposed building coverage is 2,084 square feet (11.4%) where 15% is the maximum allowed. The lot is nonconforming in that it contains 18,228 square feet where 20,000 square feet is required in the R20 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 6 and Section V.B. of the Protective Bylaw.

Application No. 25-065: The Lime Hill 22 Trust, c/o James M. Norcross, Esq., PO Box 707, Chatham, MA 02633, owner of property located at 202 Lime Hill Road, also shown on the Town of Chatham’s Assessors’ Map 12E Block 4 Lot B6. The Applicant seeks to create an unpaved footpath and construct an elevated stairway and an elevated walkway with attached kayak racks under section IV.A.3.a. of the Protective Bylaw. The lot contains 31,100 square feet in the R40 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 9 and Section VIII.D.2.b. of the Chatham Protective Bylaw. Continued from August 28, 2025, November 6, 2025, January 8, 2026, February 12, 2026 and April 9, 2026.

Application No. 26-020: Akkawi Family Trust LLC, c/o Stonefield Engineering & Design, 201 Washington Street, Suite 201, Salem, MA 01970, owner of property located at 655 Main Street, also shown on the Town of Chatham’s Assessors’ Map 14E Block 2 Lot 43. The Applicant proposes to establish and operate a Formula Business (Chase Bank) under Section III.C.4.c of the Protective Bylaw. The Applicant is and proposes to do business as a bank, which utilizes a standard array of services, trademark, service mark, and logo utilized by ten or more other businesses worldwide. The structure is located in the GB1 Zoning District. A Special Permit is required under M.G.L. Chapter 40A Section 9 and Sections III.C.4.c. and VIII.D.2.b. of the Protective Bylaw.
