The following meeting has been scheduled:

Agenda:
I. Call to Order

II. Approval of May 6, 2026 Meeting Minutes

III. 7:10PM Public Hearing: Proposed amendments to the Athol Zoning Bylaw as follows:
a) A series of Accessory Dwelling Unit (ADU) Zoning Bylaw Amendments that are required to address the MA Attorney General’s Office partial disapproval of the ADU Zoning Bylaw Amendments that were approved at the June 9, 2025 Annual Town Meeting;
b) An addition of a new “Rooming House” Definition – to be defined as “Any dwelling in which five or more persons not members of the family residing on the premises, either individually or as families, are housed or lodged for hire without meals; and
c) To increase the zoning bylaw violation fine amount identified in Section 1.1.2 of the Zoning Bylaw from $100 to $300, with each day considered a separate offense.

IV. Anticipated Upcoming Meetings: Topics for next regular committee meeting date (July 1, 2026) discussed: public hearings for any new permit applications and other topics planned for discussion. Board discussion on potential alternative meeting location from Room #21 (e.g. Virtual, via Zoom or at a larger meeting venue as needed).

C. MRPC and MJTC re-appointments for FY 27
D. Endorsement of the Whipps, Inc. Major Site Plan for the proposed new 31,850 square-foot building at 446 South Athol Road (Major Site Plan Review approved at the May 6th BPCD meeting).

V.
