Dear Zoning Administrators,

I am writing to express concern about the proposed development of 6 new rowhouses on East Middlefield Road, across the street from my own residence.  There are rental units at 186 East Middlefield today.  It is not in the best interests of the city to remove a heritage tree and replace this affordable housing with approximately the same number of units for sale.  It is my hope that the zoning department would discourage rebuilding the site with nearly the same buildings and density.  Instead, can you suggest the project be constructed to add value to the city by increasing the number of residents?  This lot is very close to light rail and to jobs on Ellis and Whisman.  It could be built out for more than six wealthy families.

The construction of 6 new rowhouses might be a good idea, if the new housing is constructed to be much more energy and water efficient than the rental units that are already built.  The increased efficiency should include a sustainable demolition, where materials are recycled and reused rather than hauled to the landfill.  It might be appropriate to require the project be LEED certified or BIG (Build it Green) certified because the greenest building is the one that is already built.  With only six units, the environmental impact is probably a net negative even with efforts to mitigate.  Can you work with the developer to insure this change in my neighborhood will instead, reduce our community's greenhouse gas emissions?

The site is across the street from a small shopping mall.  With your permission and direction, the developer might be able to  build a mixed use project that could include services like a grocery that are needed in the neighborhood.  A more dense, mixed use project that encourages walking, cycling, and the use of existing, nearby public transit could be a nice addition to my neighborhood.  Is this what is being proposed?  If not, can you use your considerable influence to make it so? 

Please consider the environmental impact, the future emissions, and the overall carbon footprint of this project before giving the developer a green light.  Thank you for inviting my comments and have a blessed Thanksgiving holiday.
