Nearly 3000 co-operative societies in Maharashtra and more than 1000 societies only in Mumbai have obtained the deemed conveyance  After the Deemed conveyance order is received following additional steps to be done:

(1) Society has  to prepare deemed conveyance deed considering the documents available and the order issued by DDR

(2) Submit the conveyacne deed, conveyance order, PLAN, CC, BCC, OC , List of  members, Copy of agreements, stamp duty paid proof and registration  etc to  be submitted to collector for adjudication and get the demand notice for deficit stamp duty

(3) Pay the stamp duty through e-banking and get  the challen issued

(4) Submit the e-payment challen to collector and get the documents certified for complete payment of duty

(5) Get the signature of  DDR executied and the society committee members on the conveyance deed 

(6) Submit it to the sub-registrar for registration with all the documents.

(7) Sub-registrar issues notices to the parties and gets the information whether any  court cases or the same is challenged.

(8) If there is no stay from any court or the parties do not appear or give any submission, the sub-registrar will take on record and register the conveyance deed or refuse the registration if there  is a stay granted by the civil court or high court where the aggreived party has approached.

(9) Collect the orginal and indexII and also certified copies to submit to City Survey offrice.

(10 Apply to City Survey office and get the name of changed in theproperty card

(11) Apply to BMC to get the name changed in the property tax assessment bill and water bill,

(12) Appy to electric supply compnay to get he nam e incorporated in the bill

Nearly 500 societies must have completed all the above formalities and rest are at different stages. If you visit  "MSWA Free Advisory Cell" by taking an appointment on 42551414 asking them to explain you the processs and also ask for certain copies of documents by paying xerox charges like where property card changed etc . Many societies have got the property card also changed in the their name
