An open Invitation to the Developers to Empanel with AHWOI to provide Affordable Housing to its members

Dear All,

Wish you all a happy and joyful days a head,

I am grateful and humbly honored for your  active co-operation and support extended to me for the last 24 years in  shaping  me in the way I have become today.

I always believed that  the " Right to Housing is Fundamental Rights" and every human being should be enjoying the same as one of the basis necessary thing to live.   However, whatever efforts made by government and other agencies to empower common man whether by MHADA, CIDCO, SRA, Repair and reconstruction Board, MMRDA- Rental housing scheme, BMC - BDD chawls,  Cess Building, Rajev Awas Yojan, etc of the central and state governments also could not achieve the desired land mark. 

As my study of Co-operative sector, I have believed that only social enterprise having imbibed in it Co-operative Principles, Virtues and Values will be able to make difference in the life of the economically weaker section of the society. 

The form of organisation like company registered under companies Act , Pvt Litd  or Public Limited  or Limited liability Partnership or a partnership firm under Partnership  though generally considered to be for making a profit, not necessarily after making the profit. They also may adopt 7 principles of co-operatives and run the enterprise as a social enterprise.  Such organisaton not necessarily have to be registered to adopt the principles and values of co-operatives. 

About 19 years back( i.e in Aug, 1996), I promoted a housing Finance Company called " Swagat Housing Finance Co Ltd " registered and regulated with National Housing Bank , a wholly owned subsidiary of RBI.  The purpose of this Housing Finance Co was just to " provide institutional  Housing Loans " to economically weaker section purchasing the flat costing Rs.1,00,000 to Rs. 10,00,000/- and the area of the flat ranges between 150 sq. feet to 300 sq. feet scattered extended suburban area like Virar, Vasai, Nallasopara, Palghar, Panvel etc .

The result is over a last 19 years we have empowered more than 1000 economically weaker section to own their own home by self finance and institutional home loan from Swagat Hsg Finance.

After nearly 19 years, I realised that the same cannot be working for limited set of citizen but should extend to every human being and I should create a platform to make it happen to all.   

Therefore in the year 2010 we registered an NGO " Affordable housing Welfare Organisation of India" (AHWOI)  under Societies registration Act, 1860 by the like minded professionals who had a zeal to work towards the aim of empowering the every human being to own the dream house.  Under the inspiration, guidance of Justice R.J. Kochar we inaguarated our office at Vasai on 15.8.2010. After  nearly 5 years of research and study we have now moving towards the actualisation of the dream project. This is only a beginning. 

AHWOI will be functioning completely under the principles of internationally accepted principles of co-operation like :

(1) Voluntary and open membership
(2) Democratic Control
(3) Economic Participation
(4) Independent and Autonomy
(5) Education and Training amongst the stakeholders
(6) Co-operation among the co-operatives (i.e No competition but compliment)
(7) Concern for Communities

Though it is registered as NGO, we have taken a oath that entire functioning will be considering the above principles and values.

AHWOI will be creating a platform to bring all the stakeholders together on no profit no loss basis with a complete transparent system of working and completely web driven.


I also invite each one of you to " First Pre-launch of Affordable Housing Project " at Karjat.  The area of the flats of 1BHK and 2BHK ranges between 610 sq. feet to 955 sq. feet and will be offered to the members of AFFORDABLE housing welfare organisation of India on payment of 1% of the cost to the developer and get the remaining 99% by way of loan from the financial institution at very nominal value..

The prelaunching is at the site office on 24th Jan, 2014 at 10.30am at AHWOI Hometown Garden, Uddham Nagar, Near Railway Station, Karjat (W). For any details contact on 42551414 or send me sms on 9820106766.

The complete plan is approved, the title is cleared and also the project is approved by HDFC to grant the home loan to the buyers in the project.    

The actual launching will be done on 14th and 15th Feb in the hands of Mr. Prakash Mehta, Cabinet, Housing Minister  and Shri. Subhash Desai, Cabinet Minister, Industries of Govt of Maharashtra by handing over the agreements to the persons who book the flat by paying 1% of the cost of the flat.

And also honour all the stakeholders who have joined the Gruhkranti : AHWOI Jan GHAR YOJANA " to realise the dream of  comman man.
