Salam kawan2, tgh consider utk beli rumah. Boleh advice antara area di bawah ni mana yg good prospect n sesuai utk family life dan ada kejiranan yg bagus kalau boleh more malays. Ada masjid or surau and sekolah. Freehold will be bonus. Tgh berminat dgn area- area putra heights, setia alam, shah alam, dan mana2 area within budget < 500k -550k kalau boleh...rumah yg less than 8 years ..macam mana nk tgk rumah kat putrajaya? Kalau masuk mudah macam tak list je...Ramai kawan husband advice denai alam tapi rasa macam jauh je.. Dan tak sure mampu beli tak.. Alasan nak pindah sebab most of my neighbours 95% are Chinese having dogs n i hate dogs. Ada kenal agent yg bagus? Sgt perlukan opinion kawan2. Thank you kawan-kawan.

Kalau nak tgk rumah kat putrajaya, pergi je ke developer office, PJH holding
kat precint 2 (kalau tak silap)
Derang baru launch rumah teres kat precint 11, price starting from 555k
Kalau ade sedara mara yg keje gomen, bleh gunakan quota derang utk dpt
discount upto 25 %
Tp kene study betul2 sbb ade pro & cons die...

Putrajaya tak listed dlm mudah ?

Even putra height and setia alam pon keluar masuk tol siap ada dedicated tol plaza.

Nak decide rumah kena tengok u keja mana...keja mana ye?
 
Mmg susah nak cari freehold + avoid toll, ni dah takdir majoriti rakyat Lembah Klang (betul ke?)
 
Rasanya semua area yg Rose mentioned tu musti kena toll. Unless beli motor besar macam Sleme, macho + toll free ..
 
Putrajaya confirm freehold...tapi kalau terres pun i dont think boleh dpt RM500K and below...this was one year back... cuma putrajaya ni for me 'mati' sket eventhough safety wise and facility wise i personally like it.. excellent dah for those with kids and prefer quiet environment...
however appreciation price dia amatlah kurengg memberangsangkan berbanding area Lembah Klang yg lain...having said that, harga rumah baru semua nya naik atleast 10%-20% bila laaunch, cuma subsale houses I think not so marketable, at the moment.
 
Kota Damansara and TTDI ok, malay+cina sama ramai kot... masjid hidup, sekolah byk choice. tp pricing wise masyaAllah (tanya Sleme)...

Rujukan kat website sangat membantu. mudah.my, iproperty, the star etc...nak cari seantero tempat yg dinyatakan mmg jenuh la, tapi spend masa every weekend bawak Asben (tinggal anak2) survey tempat yg rasa sesuai...ambil no tel agent call terus...catit dalam buku 555 remark etc...utk own stay, takde cara lain inilah caranya...kadang2 sebulan 2 survey cara macam ni...nasib baik dapat no tel owner direct deal...

shah alam yg freehold - Seksyen 26,27,28 (jiran Putra Height) amat sesuai utk family melayu...Putra Height mahal, level sleme je ble duk sini hehe...RM500k rasanya boleh lagi dapat...of course rumah 2nd la, cari yg dah renovate atau basic dan renovate ikut poket...TOL? Rose Merah dan Asben keje mana?

Tempat lain, bukit jelutong sesuai utk MD,CEO dan PILOT mcm si Danial di awan biru...Kota Damansara pun rege >500k, juga sesuai utk mereka yg keje mcm Habil yg dibayar USD...tapi kawasan kejiranan sini okay, amenities cukup

Putrajaya pun mahal, PJ mahal, KL lagi la mahal, abih kat mana yang murah ni????hehe

Thanks kawan2..Cadanggnye nak jadi surirumah selepas dpt rumah yg penuhi criteia. Skarang mmg tinggal kat area kayu ara location terbaik utk pergi keja ke menara tm tu... Tapi tula rumah townhouse penat naik tangga dan banyak haiwan itu. Husband seperti yg dimaklumkan always offshore n tatau bila akan di darat. So he will sacrifice when he decided to work in ibu kota ni.

bangi ni majoriti melayu...tok caye tanye che ding...rumah dlm 250K hingga juta2an...bergantung pada selera....

mostly leasehold....yg freehold ada tapi area kajang...

kalo keje kl...tol cume rm1.80 sehala...boleh elak tol kalau mau tapi jem gile ahh ding dong la....

kalo nak buat site visit ajak che ding....
