Dirt Basement--will I regret it?

We've been living with a basement that is about 1/3 dirt floor for 4 years
now. We've had no problems with damp, but one thing to watch out for is
burrowing rodents (our basement floor is ground level).

Good luck with the house if you decide to go for it!

I'm hoping somebody else out there has thought through this dillema and
can offer some opinions or advice. I'm looking at a house to buy in a
small town where I currently rent. There's nothing wrong with the place
I rent, but I would like to buy a place owned by some friends who live in
a nearby city. This house of theirs has its pros and cons, but the
biggest drawback I see is that it's built over a dirt basement. Now, the
basement's very dry and appears to have been so for a long time (it's on
a hill). The foundation is field stone and cement and is in good shape.
BUT...I keep looking at that dirt downt there and wondering if I'm not
going to end up with the basement from hell. I LOVE the house, the
location, the price...but I don't need to get into a place only to find
out it's going to require major basement work in the next 10-15 years.
I'm a fixer-upper only on a cosmetic level as far as houses go, so I
would like to know from anyone else with such a basement if they're
relatively trouble free or the bane of your existence. The input's
appreciated.
