Help! Foreclosure, Memphis, TN

foreclosure on a house at 3919 Innsbrook Drive in
Memphis, TN. This house had a lease-purchase contract on
it that has drug out for almost four years. Now the leasing
party has vacated the property and I have no means of
making the payments! I also have no means of making
repairs needed to rent/sell the house on the market!
I need to sell the house for the payoff of $73,611.19
or face foreclosure. Houses in the area in the 1,300
to 1,400 sqft range are selling for $82k to $85k. I
estimate about $3k would make the repairs.
