Home Inspection Testimony (AmeriSpec): I just had a home inspection performed
by AmeriSpec (in Phoenix, AZ). I was very disappointed by there inaccurate,
less than critical inspection. To say the least, now I'm stuck with some
Electrical, insulation, pool pump/filter, HVAC, and various appliance
repairs, because of their errancy. The AmeriSpec inspector "played down" the
seriousness of any issues they discovered. The roof was the only item he
correctly cited, and that was only after I had him return to the roof with
myself in tow to review his comments. After that, he cited the roof needed
replacing. Well, no duh!!!

Here are my suggestions: Pay $50 (which is usually the going rate, if not
free) to each professional in their respective field of expertise to have an
Electrician, Plumber, HVAC technician inspect the home. Of course these techs
must be trustworthy, but I believe that would be easier than finding a
trustworthy home inspection company. And you may find some of those
professionals will perform inspections for free (but count on the freebies
finding 'needed repairs' -- what do you expect for free).

I'm sorry to say that I agree with you, It's unfortunate to have to
condem Amerispec because I believe that they are franchises. I live in
Montreal Canada, here is what he missed, 2 fire places, condemned,
illegal wiring, ungrounded wiring throughout basement, splices in
ceiling fixtures, gas furnace, condemned instantly by the gas company.
But he was right on the mark for the outside of the hose.

Next time I will as you say hire each major trade to inspect!
