error 1309, Verify that the file exists and that you can access it

I was caught up with this error, so can no longer un-install the package.

I have an installer package which contains an external ocx file, i set its
atribute as sel-register, not permenant, and not sharedlegacyfile( well,
this one is wrong.). After i made an unsuccessful uninstall (I did this by
letting the installed application running), I was caught up with the error
when I try to uninstall it again. Now I can no longer uninstall this
package, since I can only cancel, which will rollback the unstall process.
I checked the log file of un-installing process, the path is correct, the
file is there while the error msg is being displayed, and I can delete the
involved file using windows explorer.
The same package works fine on xp pro for both install and uninstall,
although the ocx file is not deleted.
How puzzled i am.

Sounds like you need to use MsiZap.exe to reset the installer
registry keys for this app. This tool comes with the MSI SDK
available as part of the Platform SDK.
