Greetings and good day,
OLHSA's Housing Counseling Department is announcing Reverse Mortgage Housing Counseling
for residents of Oakland and Livingston Counties. This option is available for older homeowners who would like to remain in their home but struggle to afford doing so.
Our counseling sessions provide independent, HUD-approved guidance to help seniors understand:
-
How reverse mortgages work
-
Eligibility requirements and financial considerations
-
Alternatives that may better meet their needs
-
The long-term impact on their home and estate
Situations Where a Client May Want to Explore a Reverse Mortgage/HECM (Home
Equity Conversion Mortgage):
1. Limited Retirement Income
2. Significant Home Equity but Limited Savings
3. Difficulty Affording a Current Mortgage Payment
4. Desire to Age in Place
5. Unexpected Financial Hardship
6. Need for a Financial Safety Net
A Home Equity Conversion Mortgage (HECM) is a federally insured reverse mortgage that allows homeowners
age 62 or older to convert a portion of their home equity into cash while continuing to live in their home.
Basic Eligibility:
-
Homeowner must be 62 years or older
-
The home must be their primary residence
-
The homeowner must participate in HUD-approved reverse mortgage counseling
Please share the attached flyer with anyone you feel would be interested and benefit from this option.
Thank you and have a wonderful day! Stay warm =)

Subject: Re: When and how do we announce HECM Counseling?
I did send an email to Elena to add HECM to the website, and to do some Social Media Posts.
I think we should do some targeted emails to Senior Centers, our Partner MLOs and Realtors, announcing this new service.
Thank you!

Tammy is asking if we have to do a class for HECM since we do counseling.
It is the opposite, Tammy. If you offer a class you have to offer counseling.
Thank you!
