1. Presentation of Income and Expense Statement:-
Please find attached the Income and Expense Statement for the ongoing FY that was presented in the meeting. The committee will circulate this statement at the end of each FY going forward.
2. Finalization of maintenance charges:-
Based on the Income and Expense Statement for the ongoing financial year, the cost per sq. ft. is slightly higher than Rs. 2.50/-. For the past several years, this amount has remained around Rs. 2.50/-, resulting in an existing deficit of approximately Rs. 0.50/- per sq. ft.
The projected budget structure shared earlier , was coming to approx. Rs. 3.00/- per sq ft. The members present agreed to increasing the maintenance to Rs. 3.00/- per sq ft from 01-April-2026. However, the members present in the meeting suggested to the working committee members that the budget is revised considering some costs that can be optimised so that there is a scope of building corpus gradually after increasing the maintenance rate.
3. Prioritisation of some work-items amongst the ones listed by the working committee members:-
Commissioning of surveillance cameras in the complex was prioritized above all others. Since this needs to be done urgently, it was agreed that a separate payment will be requested from the flat-owners to find this action. Working committee members will be sharing the options and the corresponding quotes in this regard separately shortly.
Other important actions discussed were improving the water quality (Committee members will engage vendors to do an audit and get quotes for proper solution in this regard), and installation of a 2-ton air conditioner in the community hall in lieu of the non-functional unit.
4. Planning for Committee Member Election:-
Members present in the meeting suggested that the vacant position in the working committee be filled through the process of selection rather than election. The members also added that they find no need to change or re-elect or re-select the other positions currently held by the working committee members. Working committee members will be shortly sending a separate communication requesting for nomination for the vacant position in the working committee from the resident flat-owners.
