In The Sims 4: For Rent all rental units have a rating system. The unit is rating on a five-star scale and the higher the rating the easier it will be to find tenants. You'll also be able to charge more rent for a more desirable unit.
The unit rating has several different aspects to it which combine to create an overall ranking. We take a look at all the factors that affect your rating, and how to get it high and keep it that way.
Unjust evictions will tank your rating and can cause you to be sued by the tenants. It will also add a very low cap for your rent, so you cannot evict tenants and then hike the rent up without consequences.
Jumping into the next category makes the biggest difference in terms of the star rating for size, so if you are hoping to make more money, then adding a couple of extra tiles to hit 76 is well worth the effort.
Amenities include anything that provides for a Sim's needs. The more amenities you have, the higher the unit rating. Here are some of the easiest items to include to bump your rating. Here's what you'll need:
The more expensive the decor and the better the environment rating it has, the more your unit rating will rise. While it's expensive to kit out a house with high quality decor, it is a very fast way to improve your unit rating if you just need a small boost.
A high unit rating will mean a higher cap for rent, as well as a higher chance of finding tenants. If you keep your rating high and your tenants are happy, they will stay longer and be more open to rent increases as their tenancy comes up for renewal.

Either I'm having the same problem or the ones i've done aren't considered maintenance events. I've done Explosive malfunction & Sewage Leak multiple times. I've done Haunting too but I think that's an emergency event.

What happens when the bug occurs? When a "Maintenance Emergency" happens such as "Electrical Failure". My sim will fix the issue (repair the electrical unit or fix a broken computer) and the event doesn't show as complete. There is clearly something wrong with the pack that won't allow this event to be 'completed', which poorly impacts my unit rating.
What do you expect to see? I expect to see the event marked as 'complete' as soon as I fix the items.

I've been experiencing the same issue. In this screenshot, you can see that I just successfully completed the sewage leak maintenance event (see on the notification wall. My Sim is doing the inspect and maintenance function on the toilet after resolution just to see if that helped... it did not), but the aspiration goal still shows as incomplete.

What happens when the bug occurs? Alert of maintenance event occurs, my Sim travels to the affected unit and completes all repairs, however the next alert says my Sim did not complete maintenance and that the unit rating has gone down

Twice now the game has forgotten that I own properties even though they are marked as rental properties and I can still interact as the landlord. I currently have no properties in the business tab (register icon). I managed to buy back properties the first time. Have not yet attempted a second time.
The game will not let me alter lots in build mode. I have read that this is locked out if tenants live on property. This is not true as I have altered okenstead randomly multiple times. The house is set as 1 and spare rooms are set as 2 and 3. Zacky family moved in before making any changes and have never been evicted. This is also true of garden essence lot, crick cabana lot. I do not live on these lots.
I had one maintenance event where a stove exploded on crick cabana lot. I did not receive the complete maintenance event goal. This is the only event I have had since the expansion came out. (Pre order).
Revolts are pointless. There should be a list of things a tenant would like me to change in order to gain a better property value and landlord rating. If a tenant is unhappy, I would like to know how to change it. How is it that a tenant can give a positive review but still lead a revolt seconds later.
The amenities of all lots is always low. Even in large houses with most expensive furniture no matter how much I add. I also noticed it does not include the shared space when making this assessment. The shared space should be considered in addition to the room.
I have noticed sims will always want to use the shower when I am trying to use the landlord option in the bathroom. I have seen Sims come in one after the other and take a quick shower and even step in and out of the shower without turning on water. Even when they have five showers to choose from in five bathrooms at different locations. One sim got mad because another sim was in the shower or was ran out when he tried to shower. This dose not happen when I am not trying the landlord option in the bathroom.
Loading between rooms causes the game to reset the lot each time. Sims are no longer performing the action they were before the load screen. Some times they load at the front of the building when they were in Thier room before the load. I get the point of the load screens but what is the point of sims immersion is broken. I have never tried to go beyond the six room limit. I am afraid to.

Landlords may decide to increase their rental prices in order to match market rates, to pay for property maintenance or improvements, to accommodate tax increases, or simply to increase their profits. Like most industries, the rental market responds to economic trends creating conditions for owners to ask more or less for rent depending on their region.
It turns out, that most landlords do not regularly raise their rent to match the cost of owning and maintaining a property. What ends up happening is after 5 years at a steady rental rate, the owner will realize that a rent increase is necessary to keep up with increasing property taxes, maintenance, and market rates. Suddenly, after 5 years of affordable rent, you might see a sudden 10-25% increase.
For a lot of renters, a 25% increase could price them out of their current rental property. I try to recommend that landlords include a regular 3% increase every year so they do not find themselves in a situation where they are suddenly asking their tenants to pay an extra few hundred dollars a month. A $30 increase each year is a lot easier to stomach than a $150 increase after nothing for 5 years!
