Please see the CMA of one property that I pulled which is 20 years old. The property should be considered as a backup to your social security income after its paid off in 30 years or less. The investment interest rate is currently at 4.2% with my credit union. Normally my credit union charges a little more on investment properties. So the investment interest rate is at a historic low. We paid two points three years back to get this 4.2% interest rate. Now you are going to get it without paying any points. Paying points to reduce the interest rate is also not suggested. Since this property is 20 year old, we can expect some repairs which can be approximated using a home inspection if we purchase this property. The school districts for all three levels elementary, middle and high schools are given 10/10/10, which needs to be further investigated, but overall the Howard County schools are good and people rent properties in this area for around $1600 per townhome depending on the size of the townhome. This particular property can be offered 230K as our initial offer based on the CMA report to get the bottom line or to start negotiation if you are interested to proceed.

Principal + interest : Around $1000 of which the interest portion which is around $800 initially. The interest portion paid per year can be deducted in the expenses when you are doing the taxes along with property depreciation which is also a immediate tax break that has to be used as per tax expert and depending on your annual salary. Sometimes not taking depreciation on yearly taxes comes to your advantage. You will be required to put 20% down payment as this would be an investment property (per most mortgage banks).

The HOA fee : $100

Taxes : $295.75 (per last year tax)

Hazard Insurance : $27

So the monthly expenses would come around $1400 and the rent would be around $1600 (based on current active listing of little bit higher square footage property in this area for $1700), which gives you a net positive cash flow of around $200 per month. Your investment would be 20% downpayment and closing costs which would be around $10000. I would be giving 0.5% of the sale price towards closing assistance on this particular property. You should consider giving one month rent to realtor, if you are listing the property with an agent and lease preparation and find the right tenants with renting the house. If you get two year lease or more, it would pay out very well compared to putting in a CD (Certificate of Deposit) in any American bank or credit union.
