Dear Mr. Ravindra V,

This is with reference to the drawings submitted by you on February 20, 2026, for the proposed construction at Property No. 82 T, Sunny Brooks.

Upon review of the plans and sectional drawings, we observe the following:

  1. As per the Bye-laws of Sunny Brooks, all houses shall have no more than one floor above the ground floor. Only a staircase room and overhead water tanks are permitted above the first floor. However, the submitted drawings indicate a proposed structure of Ground plus Three Floors, with an additional terrace level for the lift room and overhead tank, which is not in conformity with the Bye-laws.
  2. Further, as per the Bye-laws, all houses built on a site exceeding 3,000 sq. ft. are required to maintain setbacks of 10 feet in the front and 5 feet each on the sides and rear. The proposed plan appears to be in violation of these setback requirements.

A copy of the applicable Bye-laws has already been provided for your reference. We request you to kindly revise the drawings to ensure full compliance with the prescribed norms and resubmit the same for approval.

We would also like to highlight that adherence to the Bye-laws helps maintain the planned character, harmony, and overall balance of the Sunny Brooks community. Aligning the proposed construction with these guidelines ensures consistency and fairness for all residents.
