Subject: Dickerson Road Sign Audit
To: Carol McCullough <cmccu...@tnrc.net>

In going over our list of signs along Dickerson Pike, I show that we have hit all of them and there are only a few left. We actually had to pull off this project for a time to catch up on the Rental Inspection district program inspections and project requests from other council members, neighborhood organizations, and individual requests from citizens to look at multiple problems in their neighborhoods. We are currently working on several high profile cases on Dickerson Road that I think folks will be interested in:

The first is 811 Dickerson Pike. This is the "orange" commercial building that has been in various states of disrepair and general ugliness for some time. Several months ago they had a fire. We recommended the building be demolished. The owners filed an appeal and the appeals board granted them an extension to develop either a plan to save the building or to demolish the building. They are working up a cost benefit analysis now, along with a detailed scope of work for the project. In the mean time, the board order that they fence the site, clean up around the building and to re-board the building. They are due to come back before the board on the 2nd of September. If the numbers work out, their plan would be to redo the exterior and gut and prepare the interior for retail sales space. The spaces will be generic to be finished to suit the tenant.

The second property is 1101 Dickerson Pike. This is the old "car wash" that has been vacant for a number of years now. The zoning has since changed which would prohibit the site from being re-opened as a car wash. I have talked to the owner and explained the zoning situation to him in detail. He came in to our office after his time period for an appeal had passed with Council Lady Murray. She asked that he be given a 90 day extension to allow him to come up with a plan for the property. We granted that extension. The extension is about to expire and to date, I have not heard anything from the owner, nor have we seen any activity at the property. The owner could have demolished the car wash themselves. We are moving forward with our recommendation to demolish the site.

It would probably be worth taking another look at signage along Dickerson Road. I plan to schedule another assessment prior to beginning the next round of Rental Inspection district inspections.  That would also be a good time to address some of the more pressing issues along Dickerson Road. I'd like to focus our attention on a small number of properties as this allows us to work other areas as we work this project.
