We have made a deal with one of the reputed builder Umang Realtech for their upcoming project in Sector 78, Gurgaon regarding bulk buying ( 20+ Flats) from them in their just launched project Monsoon Breeze II. Monsoon Breeze I is has 750+ flats and has already been handed over to the owners. More than 50 families have already moved in. Umang is a JV between Uppal group ( Very reputed developer) and Indus Ventures, US ( 52%).
We have so far got commitment for 7 buyers ( Includes me) and are trying to get more and more in numbers. Project details and cost calculations are enclosed with this mail. Our deal is as follows:
1. Discount of 3% on basic cost.
2. Payment plan - 10% + EDC / IDC at time of booking, 10% after 60 days and 15% after 180 days.
Balance 65% will be given on possession which will take 3.5 Years approx.
This means that for a 1 Crore flat, we will give 35L approx. in 6 months. As per the trend, we will exit after 30 Months when the structure is under completion. I personally expect a premium of 35 - 40L then minimum. Also if you wish to carry it as long term, it could be almost 7 – 8 times in 10 years as per the trend of Gurgaon for last 20 years.
Please let me know if you have interest. We need to conclude the entire deal at the earliest. The builder has so far delivered all the projects before time.
