Registration: Latest stamp duty rate on flat's registration ?

Hi
I am from D block.
According to latest mail reply from manjeera  CRM stamp duty rates is 6%.
According to below link stamp duty rates were reduced last year end(GOM 581)
CRM has replied that they have applied rates as per new GO's.

Below were new rates last year end. Views for Flat owners are invited, how much stamp duty we need to pay for flat registration?
I have taken sale agreement before the construction had begun. Am I eligible for Sale Agreement without  possession.

Hi Vineet,

So finally , what the correct price you came to know? Today I have spoken with them and they are saying it is 7.5%, I don't know, how legitimate it is?

As per mail CRM, the stamp duty is 6% and DD is to be taken in the name of SRO Serilingampally. Not sure why Manjeera would quote more than prescribed since the amount does not go to them.

They have also quoted 1.25% as VAT and 3.09% as Service Tax. VAT they have asked for cash and ST is payable to Manjeera. Do you think these amounts are correct?

If you are doing registration after flat is complete ( i.e. at the time of possession) then you don't need to pay Service Tax.

As we bought the flat in construction phase, are we also eligible for this?

PFB more info on Service Tax -

The date on which payment is made is important. In case of payments made on or before 31-3-2012, the rate of service tax shall be 2.575%, and for payments made after 31-3-2012, the rate shall be 3.09%. The occupation certificate will be applicable only if the flat agreement is after the occupation certificate is obtained. If on the date of agreement, there was no occupation certificate, it means the flat is purchased which is under construction

That's bad...for a moment I thought I don't have to pay for the service tax:)

Regarding VAT, any idea why they are asking cash for this?
