All,

I would like to apologize for my lack of communication and transparency over the past few months and give some thanks to those in our community who have brought attention to issues that I was unaware of or had forgotten.

Stucco Issue: As you might have noticed, CTI has begun repair of our stucco on the front building. Unfortunately due to a miss-communication, an email was sent to the wrong address and we were not made aware of their scheduled repair which began yesterday. Also unfortunately, but somewhat predictably, CTI found deep issues in our framing. See attached images. Construction will proceed cautiously and will sink up with us as new issues arise to ensure costs are kept minimal and the scope of work doesn’t creep.

HOA Dues: I’ve been pestering the Basecamp message board daily for updates on when our bills will be finalized. There has been movement, but, we are still not there yet. Hopefully we get this resolved this week as I continue to check in with them.

AC Units and Other Maintenance: work orders are in to repair the AC units (just in time for the cool fall temps 😜. There is also planned maintenance on the exteriors and cement to get power washed and windows cleaned. Trash cans should be expanding to 6 bins instead of our current 4, and some repair to the cobble stones in the courtyard was also queued. Our fire extinguishers were updated and we should be up to fire code shortly after CMG does another walk through with DFD. 

I’ll try to be better about keeping you all in the loop more frequently.
