Hi Karthik, Kannan

As mentioned in my previous email, there is still leakage in my kitchen balcony. I noticed that the leakage is more during morning time, probably when TF1 bathroom is used. Please get this checked and repaired ASAP.

As a responsible neighbor I have done all that I could do to help you – as both of you are not in Bangalore, on your behalf I contacted plumbers and got white cementing done in TF1 bathroom and balcony; also on your behalf I contacted Yathish (MH2 secretary) and got common water supplying pipes replaced in TF1 kitchen balcony. The problem is partially solved but there is still leakage in my balcony. Now I expect you to get TF1 bathroom/balcony flooring repaired that is the reason for this persistent problem.

Living in Apartment complexes, we need to be sensitive to the inconvenience our neighbors may be facing due to problems in our flats, and need to get them repaired at the earliest. As mentioned in my previous email, when Prabhat (owner of SF4) came to know about the leakage in Yathish’ flat (FF4) due to water-proofing problems in SF4 bathroom, Prabhat immediately got SF4 bathroom repaired. This action is expected of all the owners in the apartment complexes everywhere, and the owners of MH2 have always adopted this conduct in the past 10 years of MH2 existence.

In the last 2.5 years, I have faced lot of problems because your tenants staying in TF1 have a bad habit of throwing trash from their balconies which would fall in my balconies; I never complained to you about this because you can’t help for your tenants’ lack of civic-sense and insensitivity towards other occupants of the building. But now I have faced grave inconvenience in the last 3 months because of problems in TF1 bathroom/balcony flooring. Hope you will get this repaired at the earliest.

Also, I have paid the plumbers Rs 960/- towards purchase of material and labor charges. Please ask your tenant Rajesh to reimburse Rs 960/- to me.

As you know there has been a leakage in my apartment along the wall joining bathroom and kitchen-balcony, for the past 3 months. As Karthik is abroad and you are at Mysore, I wanted to support you in getting this problem checked, and hence got the white-cementing done by plumber known to me. The plumbers had applied white cement 3 times in TF1 – bathroom and balcony. The leakage had stopped for 10 days but started again. Two weeks back the plumber replaced two water-supplying pipes (common pipes running through our kitchen-balconies) which had become brittle at the T-junction. Now the leakage has stopped at one pipe, but there is still leakage at the other pipe in my kitchen-balcony. The plumber had stated it was because of problems in the bathroom flooring at TF1. To get a second opinion, today I got it checked by Mr Ranjan’s (builder) plumber who had worked while constructing Malibu Homes-2 some 11-12 years back. He checked at my flat and TF1, and confirmed that the problem is because of bathroom flooring at TF1. Because of this water-logging in bathroom floor, there is peeling of wall in the hall of TF1 as well. The plumber said bathroom flooring at TF1 has to be re-done after doing water-proofing. Please get it checked by your plumber if required, and get TF1 bathroom repaired as soon as possible.

Such problems have occurred earlier too in Malibu Homes-2 apartment. There was similar leakage problem at flat FF4 due to flooring problems at SF4, and Mr Prabhat (owner of SF4) got bathroom flooring re-done after water-proofing the bathroom. Also, owner of PH2 got their bathroom flooring re-done as the apartment below was facing problems.

Let me know if you want to get this repair work done by local plumbers, I can provide phone numbers of one or two plumbers working in and around Kundanhalli Gate, BLR. It would be great help if you could advise your tenant Rajesh & his family not to use the bathroom till you get it repaired.
